New England Hotel Development, Construction & Transactions

New England — encompassing Connecticut, Massachusetts, New Hampshire, Vermont, Maine, and Rhode Island — presents a hotel development landscape anchored by upper midscale and upscale projects, with meaningful upper upscale activity rounding out the pipeline. Lodging Development currently tracks 59 projects totaling 6,560 rooms across the region's six states. On the transactions side, 47 hotel sales of $10 million and above were recorded over the most recent 18-month tracking window, reflecting sustained investor interest across the region's diverse leisure and commercial markets.

The New England development pipeline skews toward upper midscale and upscale projects, which together account for 35 of the 59 projects currently tracked by Lodging Development, representing more than 4,000 rooms. Upper upscale projects also contribute meaningfully, with 11 properties totaling 1,292 rooms, while two luxury projects add another 164 rooms at the top of the scale spectrum.

Among the projects currently tracked, the 215-room Hampton Inn & Suites | LivSmart Studios in South Portland, being developed by New Gen Hospitality Group, stands as one of the largest in the pipeline. In Boston, NB Development Group's 175-room Strider Hotel, a Curio Collection by Hilton property, is currently in construction. The 159-room AC Hotel at Suffolk Downs is in final planning, adding to the upscale supply across Massachusetts. A 100-room La Quinta Inn in Revere, developed by 125 Squire Road Real Estate Holdings, is also under construction.

Across Connecticut, Massachusetts, Maine, and the rest of New England, Lodging Development has recorded 19 hotel openings totaling 2,797 rooms over the past 24 months. The most recent is the 148-room Residence Inn | Moxy Portland at Thompson's Point, which opened in late July 2026. The 246-room Atlas Hotel, an upper upscale unaffiliated property, opened in late January 2026 as one of the largest new additions to the region. A 145-room dual-branded TownePlace Suites and Fairfield Inn & Suites opened in East Hartford in early June 2026. Other notable openings include the 161-room AC Hotel Burlington, which debuted in late September 2025, and the 116-room Homewood Suites in downtown Portsmouth, which opened in August 2025.

Hotel transaction activity across New England has remained steady, with 47 sales of $10 million and above recorded during the 18-month period ending in early February 2026. Among transactions with disclosed pricing, 37 sales totaled approximately $920.6 million. Combined with values derived from loan data on an additional eight transactions, total estimated volume for the period approaches $1 billion.

In recent transaction activity, the 147-room Homewood Suites Boston-Billerica/Bedford/Burlington sold in late December 2025 for $17.4 million to Jamsan Hotel Management. Two Sonesta Select properties in Massachusetts also changed hands in early January 2026 — the 152-room Sonesta Select Boston Milford at $10 million and the 120-room Sonesta Select Boston Lowell Chelmsford at just under $10 million. These trades reflect continued repositioning within the region's select-service segment.
