New England Hotel Development, Construction & Transactions

Upper midscale hotels lead New England's development pipeline, while investment activity across the region has produced substantial recorded sales volume. New England spans Connecticut, Massachusetts, New Hampshire, Vermont, Maine and Rhode Island, and Lodging Development currently tracks 49 projects totaling 5,508 rooms there. Over the past 24 months, 17 hotels with a combined 2,334 rooms have opened, and the greater Portland, Maine area appears often among recent debuts. On the investment side, 45 hotel transactions were tracked during the 18-month period ending six months prior to the current date.

Among the projects currently tracked by Lodging Development, 49 hotels totaling 5,508 rooms are in various stages of planning and construction across New England. Upper midscale properties lead the pipeline with 17 projects and 2,173 rooms, followed by 11 upscale projects and nine upper upscale developments. The largest project highlighted here is the 215-room Hampton Inn & Suites | LivSmart Studios South Portland, a New Gen Hospitality Group project in early planning. NB Development Group's 175-room Strider Hotel, Curio Collection is in construction, and the 159-room AC Hotel at Suffolk Downs has reached final planning. The 100-room Norwalk Extended Stay Hotel is in planning. A single 74-room luxury project rounds out the upper end of the tracked pipeline.

Lodging Development has tracked 17 hotel openings totaling 2,334 rooms across New England over the past 24 months. The most recent is the 148-room Residence Inn | Moxy Portland Thompson's Point, which opened in July 2026. It followed the 145-room TownePlace Suites East Hartford | Fairfield Inn & Suites East Hartford, which opened in June. The largest recent debut is the 246-room upper upscale Atlas Hotel, which opened in early 2026. Earlier openings include the 161-room AC Hotel Burlington, the 116-room Homewood Suites Portsmouth Downtown and the 102-room Home2 Suites Kittery, all of which opened in the second half of 2025.

Lodging Development tracked 45 hotel transactions across New England during the 18-month period ending six months prior to the current date. Among transactions valued at $10 million and above, documented sale prices total approximately $848.9 million across 34 deals.

The largest transaction highlighted here is the 227-room Sheraton Portland at Sable Oaks. Colwen Management acquired the property for approximately $21.6 million in early 2026. In Boston, Union Investment Real Estate GmbH acquired the 242-room Godfrey Hotel Boston. Wurzak Hotel Group purchased the Mayflower Inn & Spa, Auberge Collection for $11 million. Taken together, recent transaction activity shows buyers ranging from regional operators to international investors placing capital across multiple New England states.
