Colorado's hotel development pipeline reflects a state where upscale and upper midscale projects account for the majority of new construction activity, supported by steady demand across both mountain resort communities and Front Range metros. Lodging Development currently tracks 60 projects totaling 7,370 rooms at various stages of planning and construction. On the transaction side, 43 hotel sales of $10 million and above were recorded during the 18-month window ending in early 2026, underscoring sustained investor interest across the state's diverse lodging markets.

Among the projects currently tracked by Lodging Development in Colorado, the most significant by scale is the 600-room Gregory Gulch Resort & Casino, an unaffiliated upper upscale property in the planning stage being developed by G3 Gaming. Also noteworthy is the 199-room After Sunset Hotel Colorado Springs, currently under construction by Northgate Properties, and the 180-room Catbird Hotel Colorado Springs, an upscale project from Nor'wood Development Group in final planning. Five Senses Hospitality is planning a 140-room dual-branded Home2 Suites and Hampton Inn & Suites in Gypsum.

Upscale projects represent the largest share of the pipeline with 19 projects and 2,148 rooms, followed by upper midscale at 14 projects and 1,704 rooms. Upper upscale and economy projects each contribute smaller but notable segments, while two luxury projects account for 264 rooms. Across all 60 projects tracked, the pipeline spans 7,370 rooms statewide.

Over the past 24 months, Lodging Development has recorded 22 hotel openings across Colorado totaling 3,406 rooms. Among the most recent, a 180-room dual-branded SpringHill Suites and TownePlace Suites opened in Steamboat Springs in early June 2026, alongside the 84-room Hotel Longmont and a 100-room Hampton Inn & Suites in downtown Durango. The White Elephant Aspen, a 54-room independent property, also debuted in mid-June 2026. Earlier in the year, the luxury 107-room RockResort at Kindred Keystone opened in January 2026, while the 175-room Residence Inn Apiary Hotel at Belleview Station opened in February 2026.

Colorado recorded 43 hotel transactions of $10 million and above over the 18-month period ending in early 2026, with documented sale prices available for 30 of those deals totaling approximately $1.09 billion. Among notable individual sales, the Gravity Haus Steamboat traded for $23.5 million in October 2025, reflecting continued investor appetite for Colorado's mountain resort lodging assets. The 122-room Hilton Garden Inn Denver/Thornton sold for $21 million in January 2026 to AmeriTel Inns, while the 120-room Aloft Denver North Westminster was acquired by Swickard Auto Group for $11 million in October 2025. Transaction activity was spread across both resort and metropolitan submarkets, with the aggregate volume figures pointing to sustained capital flow into Colorado's hotel sector.
