Colorado's hotel development pipeline spans mountain resort communities and Front Range metros, with Lodging Development currently tracking 55 projects totaling 6,922 rooms. The state's mix of ski-town boutique properties, casino resort proposals, and extended-stay brands reflects a diversified investment landscape. Recent transaction activity has been notably active, with over $866 million in disclosed sales tracked across dozens of deals in the past 18 months, underscoring continued institutional and private investor interest in Colorado hospitality assets.

Among the 55 projects currently tracked by Lodging Development across Colorado, totaling 6,922 rooms, upscale and upper-midscale properties dominate the pipeline, together accounting for 31 projects and roughly 3,600 rooms.

The largest project by room count is the proposed Gregory Gulch Resort & Casino in Black Hawk, a 600-room upper-upscale development from G3 Gaming currently in planning. Colorado Springs continues to see notable activity, with Northgate Properties' 199-room After Sunset Hotel now under construction and Nor'wood Development Group's 180-room Catbird Hotel in final planning. In the mountain corridor, Five Senses Hospitality is advancing a 140-room dual-brand Home2 Suites and Hampton Inn & Suites in Gypsum.

Luxury and upper-upscale projects appear in the tracked data but represent a small share of the broader pipeline.

Colorado has seen 22 hotels open over the past 24 months, adding 3,292 rooms to the state's supply. The most recent openings came in June 2026, including the 180-room SpringHill Suites/TownePlace Suites in Steamboat Springs and the 84-room Hotel Longmont, both upscale-tier properties.

Earlier in the year, the market welcomed its highest-scale addition, the 107-room RockResort at Kindred Keystone, a luxury property in the ski corridor. Other notable openings include the 100-room Hampton Inn & Suites Durango Downtown Area and the 175-room Residence Inn Apiary Hotel Belleview Station in Denver, reflecting continued brand diversity across the state's lodging landscape.

Over the past 18 months, ending six months prior to this report, Lodging Development has tracked 41 hotel transactions of $10 million or more across Colorado, representing more than $866 million in disclosed sale volume.

Among recent notable transactions, The Benson Hotel & Faculty Club sold for $22.5 million in February 2026, the largest transaction identified in the current window. Hilton Garden Inn Denver/Thornton traded for $21 million to AmeriTel Inns in January 2026, while the Aloft Denver North Westminster sold to Swickard Auto Group for $11 million in late 2025.

These transactions reflect sustained institutional and private buyer interest across Colorado's upscale and select-service segments.
