Colorado's hotel development pipeline reflects a state where resort destinations and growing urban corridors drive steady investment. Lodging Development currently tracks 57 projects totaling 7,104 rooms across the state, spanning mountain resort communities, the Denver metro area, and secondary cities like Colorado Springs. Over the past two years, 24 hotels have opened, adding 3,707 rooms to the state's lodging supply. Transaction activity has also been notable, with 47 sales of $10 million and above recorded during the most recent 18-month tracking window.

Colorado Hotel Development & Construction Pipeline

Upscale projects lead Colorado's development pipeline by a wide margin, accounting for 20 of the 57 projects tracked by Lodging Development, followed by upper midscale properties at 12 projects. Upper upscale and economy each contribute six projects, while luxury development accounts for two. Among the projects currently tracked, the 600-room Gregory Gulch Resort & Casino stands out as the largest, an upper upscale property being developed by G3 Gaming that is in the planning stage. In Colorado Springs, Nor'wood Development Group has a 180-room upscale Catbird Hotel in planning, while Northgate Properties is advancing a 199-room After Sunset Hotel in the same city. Stonebridge Companies is moving a 150-room Home2 Suites in Glenwood Springs through final planning, representing the upper midscale segment that forms a significant share of the state's pipeline.

Recent Colorado Hotel Openings

Colorado has welcomed 24 hotel openings totaling 3,707 rooms over the past 24 months. The most recent arrivals include a 180-room dual-branded SpringHill Suites and TownePlace Suites in Steamboat Springs, which opened in early June 2026, alongside a 100-room Hampton Inn & Suites in downtown Durango. The luxury RockResort at Kindred Keystone, a 107-room property, opened in mid-January 2026. Boulder gained a major addition with the 250-room Limelight Boulder, an upper upscale hotel that opened in September 2025. Over the past 18 months, Lodging Development has tracked 47 hotel transactions of $10 million and above across Colorado. Documented sale prices are available for 29 of those deals, totaling approximately $1.10 billion in volume. Among the individual transactions recorded during this period, the Gravity Haus Steamboat, a 77-room upscale property in Steamboat Springs, traded for $23.5 million in October 2025. The Aloft Denver North Westminster sold for $11 million to Swickard Auto Group that same month. An additional seven transactions have pricing estimated from recorded loan data, while 11 transactions lack sufficient public pricing information. The breadth of activity across resort and metro markets underscores continued investor interest in Colorado lodging assets.
