Colorado Hotel Development, Construction & Transactions

Colorado's hotel activity stretches from Front Range cities to mountain resort communities, with Colorado Springs appearing repeatedly among both active projects and recent openings. Lodging Development is tracking 53 hotel projects totaling 7,167 rooms statewide, with upscale and upper-midscale development leading the pipeline. Over the past 24 months, 22 hotels with 3,267 rooms have opened in markets including Denver, Steamboat Springs, Durango and Aspen. Transaction activity has also been steady, with 43 hotel sales tracked across Colorado during the 18-month period ending six months prior to the current date.

Upscale hotels anchor the Colorado pipeline, accounting for 17 of the 53 projects tracked by Lodging Development, followed by 12 upper-midscale projects. Together, the tracked pipeline represents 7,167 rooms. The largest project among those currently tracked is the 600-room Gregory Gulch Resort & Casino, an unaffiliated upper-upscale property in planning by G3 Gaming. Six upper-upscale projects account for 1,746 rooms, and three luxury projects round out the higher end of the pipeline.

In Colorado Springs, Northgate Properties has the 199-room After Sunset Hotel under construction, while Nor'wood Development Group's 180-room Catbird Hotel is in final planning. In Gypsum, Five Senses Hospitality is planning a 140-room dual-branded Home2 Suites and Hampton Inn & Suites.

Lodging Development has tracked 22 hotel openings totaling 3,267 rooms in Colorado over the past 24 months. The most recent is the 97-room Cambria Hotel Colorado Springs - Air Force Academy, which opened in early September 2026. June 2026 brought a cluster of openings across resort and regional markets, including the 180-room dual-branded SpringHill Suites and TownePlace Suites in Steamboat Springs, the 54-room White Elephant Aspen, the 100-room Hampton Inn & Suites Durango Downtown Area and the 84-room Hotel Longmont. Earlier in the year, the 175-room Residence Inn Apiary Hotel Belleview Station debuted in February.

Over the 18-month period ending six months prior to the current date, Lodging Development tracked 43 hotel transactions in Colorado. Among sales of $10 million and above with documented prices, recorded volume totaled approximately $863.6 million across 29 transactions.

The largest transaction among those highlighted here was the $22.5 million sale of The Benson Hotel & Faculty Club, a 106-room property, in February 2026. In March 2026, the 120-room Hilton Garden Inn Fort Collins traded for $11.75 million, and Tebo Properties acquired the 139-room Aloft Broomfield Denver that same month. These deals offer a view into recent investment activity across the state and the range of buyers active in the Colorado hotel market.
