Mid Atlantic Hotel Development, Construction & Transactions

The Mid Atlantic region, spanning New York, New Jersey, and Pennsylvania, shows a hotel pipeline weighted toward upscale and upper-midscale product even as select luxury and upper-upscale projects add scale in individual markets. Lodging Development is tracking 87 projects totaling nearly 15,900 rooms across the region, alongside 45 recent openings and more than 100 tracked transactions over the past year and a half. New York continues to anchor much of this activity, though Pennsylvania and New Jersey each contribute meaningful development and transaction volume.

Among the projects currently tracked by Lodging Development across the Mid Atlantic, the Hard Rock Hotel Metropolitan Park is the region's largest by scale, an early-planning project envisioned at 2,300 rooms. Upscale hotels represent the largest single segment of the region's 87 tracked projects, with 22 underway, while upper-upscale and upper-midscale development each account for 17 projects apiece — a pipeline weighted toward full- and select-service product more than luxury construction.

In New York, Hotel Indigo New York 34th Street (323 rooms) is under construction, and McSam Hotel Group's TownePlace Suites JFK Airport Hotel is advancing nearby. Extell Development Company is behind the 156-room New Wellington Hotel & Residences, also part of the region's planning pipeline. In total, Lodging Development is tracking 15,856 rooms of development across the Mid Atlantic.

Recent openings in the Mid Atlantic include the 100-room Union Hotel, Flemington, a Tribute Portfolio property that debuted in late summer 2026, along with the Cambria Hotel New York Times Square (136 rooms), which opened in mid-2026. The 334-room Sela V Hotel represents one of the largest recent additions to the pipeline, opening alongside upper-upscale entries such as Hotel 38 New York City, Tapestry Collection (175 rooms) and The Brandywine, Radnor, a Tribute Portfolio (121 rooms).

In total, Lodging Development has tracked 45 hotel openings across the region over the past 24 months, adding 6,518 rooms of new supply.

Over the 18-month window ending six months prior to today, Lodging Development has tracked 111 hotel transactions of $10 million or more across the Mid Atlantic, representing more than $4 billion in aggregate volume among transactions with disclosed pricing. The largest of these was the sale of The Ritz-Carlton New York, Central Park (253 rooms), which traded for approximately $183.6 million to Gencom in early 2026.

Other notable trades in recent transaction activity include NOMO SOHO, which sold for $121 million to Dan Hotels, and the Pittsburgh Marriott North, which changed hands for $25.3 million with Highline Hospitality Partners as buyer. Transaction activity spans New York, New Jersey, and Pennsylvania, underscoring continued institutional interest in full-service and luxury assets throughout the region.
