Mid Atlantic Hotel Development, Construction & Transactions

Spanning New York, New Jersey, and Pennsylvania, the Mid Atlantic region commands one of the largest hotel development pipelines in the country, anchored by several large-scale projects in the New York City market. Lodging Development currently tracks 82 development projects totaling approximately 13,800 rooms across the three states. Transaction activity has been substantial as well, with 106 deals of $10 million or more recorded over the most recent 18-month tracking window. Recent openings have added nearly 5,600 rooms to the region's inventory over the past 24 months.

The Mid Atlantic development pipeline is led by a pair of large-scale gaming-adjacent projects in New York. The Crockfolds LXR Hotel at Resorts World New York, a 1,600-room luxury property being developed by Genting Group, is the largest project currently tracked and remains in early planning. Bally's Corporation's planned 507-room Bronx Hotel & Casino adds additional upper-upscale inventory to the pipeline. Currently in construction, the 323-room Hotel Indigo New York 34th Street and the 213-room TownePlace Suites JFK Airport Hotel, developed by McSam Hotel Group, are among the projects advancing toward completion.

Among the 82 projects tracked by Lodging Development, upscale developments account for the largest share with 21 projects, followed closely by upper-upscale properties at 16 and upper-midscale hotels at 15. An additional 21 projects have yet to be classified by scale. Four luxury projects, including the Crockfolds LXR, contribute nearly 1,900 rooms to the regional total.

Lodging Development has recorded 39 hotel openings totaling approximately 5,600 rooms across New York, New Jersey, and Pennsylvania over the past 24 months. The most notable recent opening is the 529-room Kimpton Era Midtown New York, an upper-upscale property that opened in early March 2026. Also in New York, the 419-room voco Times Square - Broadway opened in late February 2026. In Pennsylvania, The Brandywine in Radnor, a 121-room Tribute Portfolio property, and the 72-room Mirbeau Inn & Spa both opened in mid-May 2026. The 130-room Hershey Inn & Suites opened in early May, adding upper-midscale inventory in central Pennsylvania.

Over the past 18 months, Lodging Development tracked 106 hotel transactions of $10 million and above across the Mid Atlantic region. Among transactions with disclosed pricing, 66 deals totaled approximately $3.56 billion. The most significant individual transaction during this period was Mori Trust Co.'s acquisition of the 212-room Equinox Hotel New York for approximately $488.4 million in late 2025, underscoring strong institutional interest in premium Manhattan assets. In a separate transaction on the same date, Mori Trust acquired an additional stake in the property valued at roughly $18.2 million. Elsewhere in New York, Palette Hotels purchased the 99-room Z NYC Hotel for $25.5 million in December 2025. The concentration of high-value deals in New York continues to drive aggregate transaction volume across the three-state region.
