The Mid Atlantic region — encompassing New York, New Jersey, and Pennsylvania — stands out for the scale of its hotel development pipeline and the volume of high-value transactions concentrated in the New York City market. With 93 projects totaling over 16,300 rooms currently tracked by Lodging Development, the region remains one of the most active in the country. Transaction activity has been substantial, with more than 100 deals recorded over the past 18 months, underscoring continued investor confidence across all three states.

Mid Atlantic Hotel Development & Construction Pipeline

Lodging Development currently tracks 93 hotel development projects across New York, New Jersey, and Pennsylvania, representing a combined 16,366 rooms. The pipeline is anchored by the Hard Rock Hotel Metropolitan Park, a 2,300-room upper upscale project in early planning that ranks as the largest single development in the region. Also in the pipeline is the Hotel Indigo New York 34th Street, a 323-room upscale project currently in construction, and the TownePlace Suites JFK Airport Hotel, a 213-room upper midscale property being developed by McSam Hotel Group. Extell Development Company is behind the 156-room New Wellington Hotel & Residences, currently in planning.

Among the projects currently tracked by Lodging Development, the pipeline is led by upscale and upper midscale developments, each accounting for 20 projects. Upper upscale projects represent 17 developments totaling over 7,100 rooms, while 24 projects remain at an undetermined scale tier. Luxury developments account for five projects and roughly 1,625 rooms.

Recent Mid Atlantic Hotel Openings

Over the past 24 months, Lodging Development has recorded 44 hotel openings across the Mid Atlantic, adding 6,396 rooms to the region's inventory. The most significant recent opening is the Kimpton Era Midtown New York, a 529-room upper upscale property that opened in March 2026. The 334-room Sela V Hotel opened in mid-June 2026, followed by the 175-room Hotel 38 New York City, Tapestry Collection, also in June. Pennsylvania has seen notable activity as well, with the TownePlace Suites Hershey Chocolate Avenue opening in late July 2026 and The Brandywine, Radnor, a Tribute Portfolio property, welcoming guests in May 2026. The Mirbeau Inn & Spa, a 72-room boutique property, also opened in May.

Recent Mid Atlantic Hotel Sales

Hotel transaction activity across New York, New Jersey, and Pennsylvania has been robust. Over the 18-month period ending in February 2026, Lodging Development tracked 107 transactions of $10 million and above. Among the 68 deals with known sale prices, aggregate volume reached approximately $3.96 billion, reflecting the outsized role New York City plays in the region's investment landscape.

Among the most notable transactions, Gencom, Argent Ventures, and Highgate acquired the 607-room InterContinental New York Times Square in December 2025 for $218.6 million. In early 2026, Gencom also purchased The Ritz-Carlton New York, Central Park for approximately $183.6 million. Israel-based Dan Hotels acquired the 264-room NOMO SOHO for $121 million in January 2026. An additional 25 transactions included recorded loan data, and 14 transactions lacked sufficient pricing information.
