Tennessee's hotel development pipeline reflects a state where upscale and upper midscale projects form the backbone of new construction activity, while several large-scale projects in Nashville continue to draw national attention. Lodging Development currently tracks 71 hotel projects totaling 13,093 rooms across the state, alongside 46 recent openings and 44 transactions recorded over an 18-month period. Nashville remains the center of gravity for both development and transaction activity, though new supply is reaching secondary markets including Chattanooga, Murfreesboro, and Spring Hill.

Tennessee Hotel Development & Construction Pipeline

Upscale and upper midscale projects dominate Tennessee's development pipeline, accounting for 37 of the 71 projects currently tracked by Lodging Development. Upper upscale hotels contribute another 12 projects totaling 3,683 rooms, while four luxury projects add 968 rooms to the statewide count. Among the largest projects tracked is the 817-room Signia Hilton Nashville Yards, being developed by Southwest Value Partners and currently in early planning. The 489-room Fifth Third Center Hotel, developed by Dreamscape Companies, is already in construction. DAC Developments is planning the 405-room InterContinental Hotel & Residences Nashville at the luxury tier. On the select-service side, Emerge Hospitality Group has a 214-room dual-branded Hampton Inn and Home2 Suites project under construction on Nashville's East Bank. In total, the 71 projects tracked represent 13,093 rooms across all scale tiers.

Recent Tennessee Hotel Openings

Tennessee has recorded 46 hotel openings totaling 6,375 rooms over the past 24 months. The most recent addition is the 119-room TownePlace Suites Nashville Brentwood, which opened in early June 2026. Among upscale openings, the 260-room Motto Nashville Downtown debuted in late December 2025, followed by the 161-room Tempo by Hilton Nashville Midtown in early February 2026. Chattanooga gained new upscale inventory with the 123-room Caption by Hyatt opening in late March 2026. The 148-room Waymark, Tapestry Collection opened in early 2026 at the upper upscale tier. Several upper midscale openings have reached secondary markets, including Tullahoma, Murfreesboro, and Spring Hill.

Recent Tennessee Hotel Sales

Over the past 18 months, Lodging Development tracked 44 hotel transactions of $10 million and above across Tennessee. Among documented sales where pricing was available, 23 transactions totaled approximately $572.9 million. One of the most notable was the sale of The Nash, Opal Collection, a 144-room upper upscale property in Nashville that traded for $50 million, acquired by Ocean Properties in late 2025. The 127-room Hyatt Place Memphis/Germantown sold for $11 million in November 2025. The 590-room Memphis Riverline Hotel Marriott also changed hands during the same period. An additional 13 transactions lacked disclosed pricing but included recorded loan data, while eight transactions had no publicly available financial data. Tennessee's transaction volume underscores sustained investor interest across both the Nashville market and secondary cities such as Memphis.
