Arizona Hotel Development, Construction & Transactions

Upscale projects form the largest segment of Arizona’s tracked hotel development activity, with 33 projects, followed by 16 upper-midscale projects. Lodging Development tracks 82 projects totaling 11,326 rooms statewide, including individual developments in Phoenix, Tucson and Goodyear. Recent additions span resort-style accommodations and extended-stay properties, with 31 openings delivering 4,029 rooms over the past 24 months. Transaction tracking also records 31 sales during a separate 18-month reporting window, providing another perspective on ownership activity alongside construction and new hotel supply.

The 340-room JW Marriott Phoenix Arizona Center, currently in planning, is among the notable projects tracked by Lodging Development. Despite that luxury project’s size, upscale leads the statewide pipeline by project count with 33 projects, followed by upper midscale with 16; luxury accounts for just two. The 290-room Hyatt Regency Tucson Downtown is under construction with HSL Properties as developer. Common Bond Development Group’s 175-room Courtyard | Residence Inn Phoenix Halo Vista is also under construction, while Drury Inns’ 210-room Drury Plaza Hotel Goodyear remains in planning. These properties illustrate different development stages within the 82 projects and 11,326 rooms currently tracked across Arizona.

Denū Hotel and Spa, Meritage Collection, opened in September 2026 with 236 rooms, making it the newest and highest-scale property among the featured openings. Lodging Development tracked 31 Arizona openings totaling 4,029 rooms over the past 24 months. Summer additions included the 124-room StudioRes by Marriott Mesa and 126-room LivAway Suites Tucson in July, following the 130-room Homewood Suites Phoenix Gilbert in June. Earlier in 2026, the 168-room AC Hotel Scottsdale Old Town opened in March, adding another upscale property to the state’s recent opening activity.

During the 18-month period ending six months before the current reporting date, Lodging Development tracked 31 Arizona hotel transactions in its $10 million-and-above reporting category. Documented sale prices in the aggregate data total $1,433,196,175; this is the known-price sum rather than a verified value for every tracked transaction. Among the featured sales, Opal Hospitality acquired the 102-room Vīb Hotel by Best Western Phoenix-Tempe for $17 million in January 2026. The transaction records also identify Hospitality Capital Partners as buyer of Sonesta Select Phoenix Chandler and Sonesta Select Tempe Downtown in December 2025.
