The state has also seen 61 hotel openings delivering 8,716 rooms over the past 24 months, reflecting steady new supply entering markets from the Bay Area and Southern California to the Central Coast and mountain resort destinations.

California Hotel Development & Construction Pipeline

The upscale tier leads California's development pipeline, accounting for 84 of the 258 projects tracked by Lodging Development, followed by 61 upper midscale and 38 upper upscale projects. Among the projects currently in the pipeline, a dual-branded Hyatt Place and Hyatt House in downtown San Diego stands out at 560 rooms, being developed by J Street Space and currently in final planning. Kam Sang Company is planning a 500-room Nickelodeon Hotel in Garden Grove at the upper upscale level. Jade Enterprises has a 300-room dual-branded Hampton Inn and Homewood Suites project in early planning. At the luxury end, Turnbridge Equities' 154-room SilverRock Resort is in final planning. In total, the 258 tracked projects represent 34,649 rooms across all scale tiers, including 8 luxury projects and 35 projects whose scale classification has not yet been determined.

Recent California Hotel Openings

Over the past 24 months, 61 hotels totaling 8,716 rooms have opened across California. The 215-room Courtyard Sand City Monterey, which opened in early January 2026, ranks among the larger recent deliveries. Upper upscale openings have included the 173-room Hilton Arcadia Los Angeles in late 2025, the 149-room Limelight Mammoth in December 2025, and the 99-room Kimpton Mirador Pacific Grove Monterey in late January 2026. The most notable transaction during this window involved the paired sale of the 1,919-room Hilton San Francisco Union Square and the 1,024-room Parc 55 San Francisco, acquired by Newbond Holdings and Conversant Capital for a combined $408 million in November 2025. Also in November 2025, Waterfall Asset Management purchased the 241-room Hotel Per La, Autograph Collection in Los Angeles for $54 million, while the 133-room Montrose at Beverly Hills traded to United XYZ for $45.25 million. The concentration of high-value deals underscores California's continued standing as a primary market for institutional hotel investment.
