California Hotel Development, Construction & Transactions

California stands out for the sheer scale and breadth of its hotel development pipeline, with 242 projects totaling more than 32,800 rooms currently tracked by Lodging Development across every segment from economy to luxury. Transaction activity has been substantial, with over $3.5 billion in documented hotel sales recorded statewide over the past 18 months. Recent openings continue to add supply from the Monterey Peninsula to the Inland Empire, reinforcing California's position as one of the most active lodging markets in the country.

California Hotel Development & Construction Pipeline

Upscale projects represent the largest share of California's development pipeline, accounting for 81 of the 242 projects tracked by Lodging Development, followed by 58 upper midscale and 35 upper upscale projects. Among the projects currently tracked, the dual-branded Hyatt Place and Hyatt House San Diego Downtown stands as one of the largest, with 560 rooms in final planning from developer J Street Space. The 500-room Nickelodeon Hotel in Garden Grove, an upper upscale project from Kam Sang Company, is also notable for its scale. In the upper midscale segment, Jade Enterprises is advancing the 300-room Hampton Inn and Homewood Suites South Park Towers. At the luxury tier, Turnbridge Equities has the 154-room SilverRock Resort in final planning. The pipeline also includes eight luxury projects totaling nearly 2,000 rooms and 32 projects whose scale classification has not yet been determined.

Recent California Hotel Openings

Over the past 24 months, 62 hotels totaling 8,957 rooms have opened across California. The Le Meridien San Diego Downtown, an upper upscale property with 231 rooms, opened in early June 2026 as one of the state's most significant recent additions. Also in spring 2026, a dual-branded Home2 Suites and Hampton Inn near Ontario Airport delivered 128 rooms, while the TownePlace Suites Palmdale added 120 rooms. On the Monterey Peninsula, the 215-room Courtyard Sand City Monterey and the 99-room Kimpton Mirador Pacific Grove both opened in early 2026, adding upscale and upper upscale supply to the Central Coast.

Recent California Hotel Sales

Lodging Development tracked 117 hotel transactions of $10 million and above in California over the 18-month period ending in December 2025, with documented sale prices totaling approximately $3.53 billion across 85 of those deals. The most prominent transaction involved the 1,919-room Hilton San Francisco Union Square, which sold for roughly $266 million to a joint venture of Newbond Holdings and Conversant Capital. The same buyer group simultaneously acquired the adjacent 1,024-room Parc 55 San Francisco for approximately $142 million. In Southern California, Ascendant Capital Partners purchased the 340-room Embassy Suites San Diego La Jolla for $111 million in late 2025. The 133-room Montrose at Beverly Hills traded for $45.25 million to United XYZ. Pricing data was unavailable for 27 of the 117 transactions recorded during this period.
