DC Metro Hotel Development, Construction & Transactions

The DC Metro region, spanning Washington DC, Maryland, and Virginia, shows a broad hotel pipeline of 52 projects tracked by Lodging Development, totaling nearly 7,928 rooms. Development activity is concentrated in the upscale and upper-midscale segments, while openings have continued at a steady clip, with 33 hotels totaling roughly 4,941 rooms having opened over the past two years. Transaction activity across the region has also been active, with dozens of trades recorded across the District, Maryland, and Virginia over the past year and a half.

Among the 52 projects currently tracked by Lodging Development across the DC Metro region, representing roughly 7,928 rooms, upscale and upper-midscale hotels form the backbone of the pipeline, together accounting for 29 projects and more than 4,500 rooms. Notable projects underway include the 299-room AC Hotel | Residence Inn Richmond, developed by Shamin Hotels, and The Mondelle, a Hilton Hotel, a 270-room upper-upscale property also from Shamin Hotels.

In Richmond, Douglas Development Corp. is advancing the 200-room Dominion Main Hotel & Residences, while RMC Investments has the 143-room Home2 Suites | Tru by Hilton Danville in final planning. A single luxury project and seven upper-upscale hotels round out the higher end of the pipeline.

Among the 33 hotels that have opened across the DC Metro region over the past two years, totaling 4,941 rooms, recent openings have skewed upscale. The 230-room citizenM Washington, DC Georgetown opened in mid-2026, following the 278-room Tempo by Hilton Washington DC Downtown and the 214-room Virginia Guesthouse, both of which debuted in spring 2026.

Richmond and Northern Virginia have also seen new supply, including the Residence Inn Glen Allen and SpringHill Suites Richmond Airport, alongside midscale additions such as Tru by Hilton Hagerstown and Tru by Hilton Richmond Northwest.

Over the 18-month period ending six months prior to this report, Lodging Development has tracked 47 hotel transactions of $10 million or more across the DC Metro region, representing aggregate volume of approximately $986.2 million. In recent transaction activity, the 419-room Sheraton Pentagon City in Virginia traded for $64.4 million to Knightstone Hotel Group, marking one of the region's largest deals of the period.

Other notable transactions included the sale of the Sagamore Pendry Baltimore in Maryland to Montage International for $48 million, and the Embassy Suites Tysons Corner, which sold for $37.5 million to SAK Developers. Deal activity has spanned Washington DC and its surrounding Maryland and Virginia submarkets.
