DC Metro Hotel Development, Construction & Transactions

Hotel investment and development across Washington DC, Maryland, and Virginia reflect a market shaped by government, defense, and technology demand drivers. Lodging Development currently tracks 48 development projects totaling 7,461 rooms in the DC Metro region, alongside 52 transactions recorded over the most recent 18-month window. With over $1.2 billion in disclosed sale prices and 36 hotel openings delivering 5,000 rooms in the past 24 months, the region continues to attract capital and new supply at a significant pace.

DC Metro Hotel Development & Construction Pipeline

The DC Metro development pipeline skews toward the upscale and upper midscale tiers, which together account for 27 of the 48 projects currently tracked by Lodging Development. Eight upper upscale projects contribute 1,659 rooms, while a single luxury property and seven undetermined-scale projects round out the pipeline. Among the largest projects in active construction is the AC Hotel and Residence Inn Richmond, a 299-room dual-branded development by Shamin Hotels. Shamin is also behind the 270-room Hilton Richmond The Mondelle, an upper upscale project also under construction. In Washington DC, Douglas Development Corp. is advancing the 200-room Eighth & Main Hotel and Residences through final planning. Further south in Virginia, RMC Investments has the 143-room Home2 Suites and Tru by Hilton Danville in planning stages.

Recent DC Metro Hotel Openings

Over the past 24 months, 36 hotels totaling 5,000 rooms have opened across DC Metro. The most recent addition is the 111-room Residence Inn Glen Allen, which opened in early May 2026. The 214-room Virginia Guesthouse, an upper upscale property, opened in April 2026, followed closely by the 100-room Tru by Hilton Hagerstown. Earlier in 2026, the SpringHill Suites Richmond Airport and Tru by Hilton Richmond Northwest brought additional upscale and midscale inventory to the Virginia market. Among the most notable recent openings is the 247-room JW Marriott Reston Station, a luxury property that opened in September 2025.

Recent DC Metro Hotel Sales

Lodging Development tracked 52 hotel transactions of $10 million and above across Washington DC, Maryland, and Virginia over the 18-month period ending in December 2025. Among the 34 transactions with disclosed sale prices, total volume reached approximately $1.22 billion. The largest recorded sale was the Washington Marriott at Metro Center, a 459-room upper upscale property acquired by T2 Hospitality for roughly $128 million in August 2025. The Sheraton Pentagon City traded for approximately $64.4 million in September 2025, with Knightstone Hotel Group as the buyer. That same month, Montage International acquired the 128-room Sagamore Pendry Baltimore for $48 million. An additional 12 transactions lacked sufficient pricing data for inclusion in volume totals, suggesting actual market activity was somewhat higher than disclosed figures indicate.
