DC Metro Hotel Development, Construction & Transactions

Hotel development and investment activity across Washington DC, Maryland, and Virginia reflects a market shaped by government, defense, technology, and tourism demand drivers. Lodging Development currently tracks 53 hotel projects totaling 8,136 rooms in the DC Metro region, alongside 35 recent openings delivering 5,146 rooms over the past 24 months. Transaction activity has also been significant, with 46 hotel sales of $10 million and above recorded across the three jurisdictions over the past 18 months.

The DC Metro development pipeline skews toward upscale and upper midscale projects, which together account for 31 of the 53 projects currently tracked by Lodging Development. Seven upper upscale projects representing 1,563 rooms add further depth to the higher end of the pipeline, while a single luxury project contributes 67 rooms.

Among the projects currently tracked, Shamin Hotels is advancing two large-scale developments in the Richmond area: a 299-room dual-branded AC Hotel and Residence Inn, currently in construction, and the 270-room Hilton Richmond The Mondelle, also under construction. Douglas Development Corp. is building the 200-room Dominion Main Hotel & Residences as an unaffiliated property. In final planning, RMC Investments is behind a 143-room dual-branded Home2 Suites and Tru by Hilton in Danville. Across all projects tracked, the pipeline encompasses 8,136 rooms.

Thirty-five hotels totaling 5,146 rooms have opened across Washington DC, Maryland, and Virginia over the past 24 months. The 278-room Tempo by Hilton Washington DC Downtown opened in early April 2026, marking one of the largest recent deliveries in the region. The citizenM Washington, DC Georgetown followed in June 2026 with 230 rooms, while the 214-room Virginia Guesthouse, an upper upscale independent property, opened in April 2026. Additional openings include a 182-room dual-branded Hampton Inn and Home2 Suites in Richmond Chester and a 122-room Home2 Suites in Ashburn, both opening in late 2025.

Over the 18-month period ending in February 2026, Lodging Development recorded 46 hotel transactions of $10 million and above across Washington DC, Maryland, and Virginia. Among the 29 transactions with confirmed pricing, total documented volume reached approximately $986.2 million. An additional six transactions with recorded loan data bring estimated volume to roughly $1.04 billion, though 11 transactions lacked sufficient data for inclusion in the aggregate figure.

Notable transactions during this period include the sale of the Sheraton Pentagon City, a 419-room upper upscale property acquired by Knightstone Hotel Group for approximately $64.4 million in September 2025. The 128-room Sagamore Pendry Baltimore traded for $48 million to Montage International that same month. SAK Developers purchased the 234-room Embassy Suites Tysons Corner for approximately $37.5 million in December 2025.
