Georgia Hotel Development, Construction & Transactions

Georgia's hotel activity runs along two distinct tracks. Atlanta's urban core and the Savannah area both figure prominently in recent construction and openings tracked by Lodging Development. Statewide, Lodging Development is tracking 80 hotel projects totaling 9,767 rooms, a pipeline led by upscale product. Over the past 24 months, 33 hotels with 4,165 rooms have opened across Georgia. Investment activity has kept pace. Lodging Development recorded 48 hotel transactions of $10 million and above during the 18-month period ending six months ago, with documented sale prices totaling approximately $908.7 million.

Among the projects currently tracked by Lodging Development in Georgia, the largest is the 261-room Virgin Hotel Atlanta Centennial Yards. This upper upscale project is under construction with The Drew Company as developer. Near the coast, The Kessler Enterprise is building a 200-room dual-branded Courtyard and Residence Inn in Richmond Hill. In southwest Georgia, Hallmark Hospitality & Management has a 162-room Home2 Suites and Tru by Hilton under construction in Albany. The 168-room Ritz-Carlton Savannah, Downtown stands out as one of only two luxury projects in the pipeline.

Statewide, Lodging Development tracks 80 projects totaling 9,767 rooms. Upscale is the largest tier with 26 projects, followed by upper upscale with 14, midscale with 13 and upper midscale with 12.

Georgia added 33 hotels with 4,165 rooms over the past 24 months, according to Lodging Development data. The most recent arrivals came in September 2026, when two upper upscale properties opened: the 221-room Recess Hotel & Club and the 120-room The Lawrence, Tapestry Collection. Earlier, the 292-room Hotel Phoenix Atlanta debuted in December 2025. Savannah saw a cluster of openings between March and May 2026. These included the 148-room Tempo by Hilton Savannah Historic District, the 121-room Four Points by Sheraton Savannah Airport and a 186-room TownePlace Suites and Fairfield Inn in Pooler.

Lodging Development recorded 48 Georgia hotel transactions of $10 million and above during the 18-month period ending six months prior to the current date. Of those, 31 carried documented sale prices totaling approximately $908.7 million. Because these figures include only deals at or above the $10 million threshold, they reflect the upper tier of the state's hotel investment market rather than every sale.

In recent transaction activity, Omega Hotel Group acquired the 133-room EVEN Hotel Atlanta - Cobb Galleria for $12 million in March 2026. Jacobs Real Estate Advisors purchased the 84-room Courtyard Albany for $11.65 million in February. In January, the 164-room Hilton Garden Inn Atlanta North/Alpharetta traded for approximately $10.02 million.
