Georgia's hotel development pipeline reflects a state where upscale and upper upscale projects account for the largest share of new construction activity, anchored by high-profile developments in Atlanta and Savannah. Lodging Development currently tracks 86 projects totaling 11,156 rooms across the state. Transaction activity has been substantial, with 46 deals of $10 million or more recorded over the most recent 18-month window. On the openings front, 33 hotels delivering 4,293 rooms have come online over the past 24 months, reinforcing Georgia's position as a leading southeastern hospitality market.

Georgia Hotel Development & Construction Pipeline

Among the projects currently tracked by Lodging Development, upscale hotels represent the largest segment of Georgia's pipeline with 27 projects and 3,943 rooms, followed by 17 upper upscale projects totaling 2,415 rooms. Upper midscale and midscale hotels each contribute 12 projects, while two luxury developments add 204 rooms at the top of the scale spectrum.

The 261-room Virgin Hotel Atlanta Centennial Yards, developed by The Drew Company, is among the state's most prominent active construction projects. In Savannah, the 168-room Ritz-Carlton Downtown is also under construction, bringing a luxury flag to the city's core. The Kessler Enterprise is developing a 200-room dual-branded Courtyard and Residence Inn in Richmond Hill, while Ross Hotel Partners has the 158-room Home2 Suites Atlanta Buckhead South in final planning.

Recent Georgia Hotel Openings

Georgia has seen 33 hotel openings totaling 4,293 rooms over the past 24 months. Among the most recent, the 148-room Tempo by Hilton Savannah Historic District opened in late April 2026, followed closely by the 121-room Four Points by Sheraton Savannah Airport and the 100-room Element by Marriott Bainbridge Riverfront, both opening in May 2026. The 405-room Scout Living PCM in Atlanta, an unaffiliated property, was also delivered in April 2026. Earlier openings include the 292-room Hotel Phoenix Atlanta, which debuted in late 2025, and the 183-room Moxy Atlanta Downtown, which opened in early March 2026. Savannah and Atlanta continue to concentrate the majority of new supply.

Recent Georgia Hotel Sales

Over the 18-month period ending in January 2026, Lodging Development tracked 46 hotel transactions of $10 million or more across Georgia. Among the 30 deals with confirmed pricing, aggregate volume reached approximately $924 million. An additional 13 transactions lacked disclosed prices but were associated with recorded loan data, adding an estimated $108 million in derived volume based on loan amounts and a standard loan-to-value assumption. Three transactions lacked sufficient data to estimate value.

In recent transaction activity, MJC Hospitality acquired a pair of Kennesaw properties — the 114-room Hilton Garden Inn Atlanta NW/Kennesaw Town Center for $20.8 million and the 100-room Homewood Suites at the same location for $16.7 million — at the end of December 2025. The Flacks Group purchased the 182-room DoubleTree Hotel Augusta for $11.65 million during the same period.
