Lodging Development currently tracks 81 projects totaling 10,684 rooms across the state, alongside 34 recent hotel openings adding 4,456 rooms. On the investment side, 44 hotel transactions valued at $10 million or more were recorded over the most recent 18-month tracking window, underscoring sustained institutional and private capital interest in the Georgia lodging market.

Georgia Hotel Development & Construction Pipeline

Upscale projects lead Georgia's development pipeline, with 25 projects totaling 3,641 rooms, followed closely by 17 upper upscale projects comprising 2,560 rooms. Together, these two tiers account for the majority of rooms among the 81 projects and 10,684 total rooms currently tracked by Lodging Development. Midscale, upper midscale, and economy projects round out the pipeline with a combined 25 projects.

Among the projects currently tracked, the 400-room Signia by Hilton Savannah Convention Center is the largest, currently in construction. Also under construction in Savannah is The Ritz-Carlton Savannah, Downtown, a 168-room luxury property. In final planning, North Point Hospitality Group is developing the 249-room dual-branded Residence Inn and Moxy Savannah Historic District, while Ross Hotel Partners is advancing the 158-room Home2 Suites Atlanta Buckhead South.

Recent Hotel Openings in Georgia

Among the most recent, the Element by Marriott Bainbridge Riverfront opened in early May 2026 with 100 rooms, and the 148-room Tempo by Hilton Savannah Historic District opened in late April 2026. Among the 31 transactions with disclosed sale prices, aggregate volume reached approximately $953.5 million, reflecting meaningful capital deployment across the state's hotel sector.

Notable recent transactions include the sale of the 462-room Crowne Plaza and Staybridge Suites Atlanta Midtown, which traded for $35.5 million in October 2025 to a joint venture between Monomoy Property Ventures and Axonic Capital. The 149-room Hyatt House Atlanta/Cobb Galleria sold for $18.2 million in November 2025 to Hospitality Asset Procurers, and the 102-room Courtyard Atlanta McDonough was acquired by YM Hospitality for $13 million that same month.
