Georgia Hotel Development, Construction & Transactions

Georgia's hotel development pipeline reflects a state where upscale and upper upscale projects account for the largest share of new construction activity, driven by continued investment in Atlanta and the coastal Savannah market. Lodging Development currently tracks 85 projects totaling 10,988 rooms across the state. On the transactions side, 47 hotel sales of $10 million and above were recorded over the most recent 18-month tracking window, with known sale prices totaling more than $928 million. Recent openings have been concentrated in Savannah and metro Atlanta, reinforcing those markets' positions as the state's primary growth corridors.

Among the 85 projects currently tracked by Lodging Development in Georgia, upscale hotels represent the largest segment with 25 projects and 3,534 rooms, followed closely by 18 upper upscale projects totaling 2,647 rooms. Together, these two tiers account for roughly half the active pipeline. Midscale and upper midscale projects contribute another 23 properties, while two luxury developments and three economy projects round out the mix.

The 261-room Virgin Hotel Atlanta Centennial Yards, developed by The Drew Company, is among the most notable projects currently in construction. Also under construction is the 168-room Ritz-Carlton Savannah, Downtown, one of just two luxury projects in the pipeline. The Kessler Enterprise is developing a 200-room dual-branded Courtyard and Residence Inn in Richmond Hill, while Ross Hotel Partners has a 158-room Home2 Suites in Atlanta's Buckhead area in final planning.

Georgia has seen 31 hotel openings totaling 3,986 rooms over the past 24 months. Savannah has been a particularly active market for new supply, with the 148-room Tempo by Hilton Savannah Historic District opening in late April 2026, followed shortly by the 121-room Four Points by Sheraton Savannah Airport in late May 2026. A 186-room dual-branded TownePlace Suites and Fairfield Inn opened in Savannah's Pooler area in early March 2026. In Atlanta, the 292-room Hotel Phoenix opened in late 2025 at the upper upscale level, while the 183-room Moxy Atlanta Downtown debuted in early March 2026. The 405-room Scout Living PCM, a Placemakr-operated property affiliated with Apartments by Hilton, also opened in Atlanta in April 2026.

Over the 18-month period ending in February 2026, Lodging Development tracked 47 hotel transactions of $10 million and above across Georgia. Among the 32 transactions with confirmed sale prices, aggregate volume reached approximately $928.5 million. An additional 12 transactions lacked disclosed pricing but carried recorded loan data, contributing an estimated $100.1 million in derived value. Three transactions had insufficient data to include in volume estimates.

In recent transaction activity, the Courtyard Albany sold in early February 2026 for $11.65 million to Jacobs Real Estate Advisors, while the 182-room DoubleTree Hotel Augusta traded at the end of 2025 for $11.65 million, acquired by Flacks Group. The Hilton Garden Inn Atlanta North/Alpharetta changed hands in January 2026 for just over $10 million.
