Georgia stands out for the breadth of its hotel activity, with 86 development projects representing 11,200 rooms tracked across the state. Upscale projects form the largest defined tier, while upper-upscale, midscale and undetermined concepts add meaningful depth. The opening pace is also substantial: 31 hotels with 3,824 rooms debuted during the latest 24-month period. Investment activity remains active as well, with 45 qualifying transactions tracked in the applicable 18-month window, including assets in Atlanta, Alpharetta, Albany and Augusta.

Upscale development leads Georgia's tracked pipeline by project count, followed by upper-upscale, with midscale and undetermined projects tied next. Among the 86 projects currently tracked by Lodging Development, representing 11,200 rooms, the 261-room Virgin Hotel Atlanta Centennial Yards is in construction under The Drew Company. The 200-room Courtyard and Residence Inn Richmond Hill, developed by The Kessler Enterprise, adds a sizable dual-brand project. Savannah's 168-room Ritz-Carlton brings a notable luxury component, although luxury accounts for only two tracked projects statewide. In Albany, Hallmark Hospitality & Management is developing the 162-room Home2 Suites and Tru by Hilton, broadening the pipeline's upper-midscale offering outside Georgia's largest urban centers.

Georgia recorded 31 hotel openings totaling 3,824 rooms over the latest 24 months. The most recent tracked debut was the 121-room Four Points by Sheraton Savannah Airport, which opened in late May 2026. The highest-scale opening shown, the 292-room upper-upscale Hotel Phoenix Atlanta, arrived in December 2025. Other upscale additions included the 100-room Element by Marriott Bainbridge Riverfront in May and the 148-room Tempo by Hilton Savannah Historic District in April 2026. Spring also brought Scout Living PCM and Moxy Atlanta Downtown, along with dual-brand properties in Pooler and near the Georgia National Fairgrounds.

During the 18-month period ending six months before September 2026, Lodging Development tracked 45 Georgia hotel transactions priced at $10 million or above. Documented sale prices were available for 30 transactions and totaled approximately $896.7 million, providing a substantial view of capital movement across the state. Recent property-level activity included the 84-room Courtyard Albany, acquired by Jacobs Real Estate Advisors for $11.65 million in February 2026. The 164-room Hilton Garden Inn Atlanta North/Alpharetta traded for $10.015 million in January 2026. At year-end 2025, Flacks Group acquired the 182-room DoubleTree Hotel Augusta for $11.65 million, extending investment activity beyond metro Atlanta.
