Midwest Region Hotel Development, Construction & Transactions

Large convention-district hotels in Indianapolis and Detroit lead the Midwest pipeline, while select-service product accounts for the largest share of projects. The region spans 13 states from Ohio to Montana and the Dakotas. Lodging Development currently tracks 232 projects totaling 30,030 rooms. Openings have been steady, with 107 hotels and 12,796 rooms added over the past 24 months. Lodging Development also tracked 184 hotel sales over an 18-month window. The largest priced deal was a major full-service asset near Chicago's O'Hare airport.

Among the projects currently tracked by Lodging Development, the largest is the 800-room Signia by Hilton Indianapolis Indianapolis Convention Center. The upper upscale hotel is now in construction. Sterling Group is behind two of the region's largest planned properties, both in Detroit. The 601-room JW Marriott Detroit Water Square is in construction, and the 600-room Huntington Place Hotel Detroit is in early planning.

In Minnesota, TPI Hospitality is in final planning on the 282-room AC Hotel | Element Mankato Downtown. Across all 232 tracked projects and 30,030 rooms, upper midscale is the most common tier with 71 projects. Upscale follows with 54 projects and upper upscale with 42. Luxury development remains limited to five projects.

Lodging Development has tracked 107 hotel openings totaling 12,796 rooms across the Midwest over the past 24 months. Among the most recent, the 84-room Aiden by Best Western Kansas City Downtown opened in September 2026. The 81-room Hampton Inn Warrenton I-70 opened the same month. The 165-room Fidelity Hotel Cincinnati, an upper upscale independent, debuted in late July. Gaming-anchored lodging added notable supply this summer through the 226-room Hollywood Casino Aurora Hotel and the 183-room Hollywood Casino Columbus. Branded upper midscale openings round out recent activity, including the 145-room Hampton Inn by Hilton Grand Island Medical Center.

Lodging Development tracked 184 hotel transactions across the Midwest during the 18-month period ending six months prior to the current date. The region includes both disclosure and non-disclosure states. Sale pricing data is available for transactions in Illinois, Indiana, Michigan, Ohio, Wisconsin, Iowa, Minnesota, Nebraska and South Dakota. Sale prices are not publicly disclosed in Kansas, Missouri and North Dakota.

In recent transaction activity, the most significant priced sale was The Westin O'Hare, a 525-room upper upscale hotel acquired by Fortress Investment Group for $50 million. Notable deals also closed in the non-disclosure states. Ad Astra Capital acquired the Ambassador Hotel Wichita, Autograph Collection, and 1248 Holdings purchased Hotel Kansas City, Unbound Collection.
