Midwest Region Hotel Development, Construction & Transactions

The Midwest Region — spanning Illinois, Indiana, Michigan, Ohio, Wisconsin, Iowa, Kansas, Minnesota, Missouri, Montana, Nebraska, North Dakota, and South Dakota — presents a hotel development landscape defined by steady select-service construction alongside several high-profile convention and mixed-use projects. Lodging Development currently tracks 238 projects totaling 31,179 rooms across the region's pipeline, while 107 properties have opened in the past 24 months. Transaction activity has been broad-based, with 184 deals recorded over the most recent 18-month tracking window.

Among the projects currently tracked by Lodging Development, the pipeline is anchored by upper midscale and upscale developments, which together account for 127 projects and roughly 15,000 rooms. Upper upscale projects contribute another 41 developments with 7,507 rooms, while five luxury-tier projects are also in progress across the region.

The largest single project under construction is the 700-room Marriott Cincinnati Convention Center Hotel, being developed by Portman Holdings. In Michigan, Sterling Group is advancing two significant developments: the 600-room JW Marriott Detroit Water Square, currently in construction, and the 600-room Huntington Place Hotel Detroit, which remains in early planning. In Wisconsin, Brink Development has the 265-room Homewood Suites and Tempo by Hilton Madison in final planning. These major undertakings complement the region's predominantly select-service pipeline, where midscale and economy projects together add 20 more properties totaling over 2,000 rooms.

Over the past 24 months, 107 hotels totaling 13,016 rooms have opened across the Midwest. Recent upper upscale additions include the 165-room Fidelity Hotel Cincinnati, which opened in late July 2026, and The Dellshire Resort, a 208-room property that opened in May 2026. Gaming-adjacent properties have also been active, with the 226-room Hollywood Casino Aurora Hotel and the 183-room Hollywood Casino Columbus both opening in June 2026. Select-service brands continue to expand across Illinois, Michigan, and Wisconsin, highlighted by the 139-room Residence Inn Ann Arbor South and the 100-room SpringHill Suites Madison Fitchburg, both opening in May 2026.

Lodging Development tracked 184 hotel transactions across the Midwest Region over the 18-month period ending in February 2026. The region includes both disclosure and non-disclosure states, with pricing data available for deals in Illinois, Indiana, Michigan, Ohio, Wisconsin, Iowa, Minnesota, Nebraska, and South Dakota. Among transactions in those disclosure states, 75 deals had confirmed sale prices totaling approximately $1.95 billion for properties valued at $10 million and above.

Notable transactions include the sale of The Westin Michigan Avenue in Chicago, a 752-room upper upscale property acquired by Vinayaka Hospitality for $72 million in December 2025. The 156-room 21c Museum Hotel Cincinnati, a luxury property, traded for $25 million in October 2025. In Missouri, a non-disclosure state, the Le Meridien St. Louis Clayton changed hands to T2 Hospitality in October 2025. An additional 47 transactions across the region lacked sufficient pricing or loan data for inclusion in aggregate volume estimates.
