Lodging Development is currently tracking 227 projects totaling nearly 29,800 rooms, alongside more than 100 recent openings and 185 recorded transactions over the past two years. The pipeline mix leans heavily toward upper midscale and upscale product, though a handful of luxury and upper-upscale developments in cities like Detroit and Indianapolis add scale to the region's largest metro cores.

Midwest Region Hotel Development & Construction Pipeline

Among the projects currently tracked by Lodging Development across the Midwest Region, the largest by room count include the 800-room Signia by Hilton Indianapolis Indianapolis Convention Center and Detroit's 601-room JW Marriott Detroit Water Square, developed by Sterling Group. Sterling Group is also behind the 600-room Huntington Place Hotel Detroit, currently in early planning. In Madison, Brink Development is advancing a 265-room Homewood Suites | Tempo by Hilton project through final planning. Across the region's 227 tracked projects, totaling nearly 29,800 rooms, upper midscale and upscale hotels dominate the pipeline by count, with 65 and 55 projects respectively, followed closely by 41 upper upscale developments. Luxury projects remain rare, with only five tracked regionwide, though they include notable additions such as the JW Marriott in Detroit.

Lodging Development recorded 185 hotel transactions across the Midwest Region during the 18-month period ending six months prior to this report. The region includes both disclosure and non-disclosure states, with sale price data available for transactions in Illinois, Indiana, Michigan, Ohio, Wisconsin, Iowa, Minnesota, Nebraska, and South Dakota. Among transactions with disclosed pricing, aggregate volume for deals of $10 million and above reached approximately $1.94 billion across 77 properties. Notable trades in recent activity include the 752-room Westin Michigan Avenue in Chicago, acquired by Vinayaka Hospitality for $72 million, and the 408-room Renaissance Columbus Downtown Hotel, sold to Whitestone Companies for $25.3 million. The 156-room 21c Museum Hotel Cincinnati also changed hands for $25 million during the period.
