Lodging Development is currently tracking 50 projects totaling 10,340 rooms across this footprint, alongside steady openings activity and a run of transactions exceeding $10 million each over the past year and a half. The market's pipeline reflects broad participation across scale tiers, with recent transaction activity concentrated in downtown and suburban submarkets alike.

Among the 50 projects currently tracked by Lodging Development in the Nashville metro area, representing 10,340 rooms in total, the pipeline is led by Upscale projects, which account for the largest share at 13 projects and 2,558 rooms, followed closely by Upper Midscale development with 10 projects and 1,640 rooms. A meaningful portion of tracked projects, 11 in total, remain undetermined by scale at this stage.

Individual projects of note include the 817-room Signia Hilton Nashville Yards, being developed by Southwest Value Partners and currently in planning, along with the 405-room InterContinental Hotel & Residences Nashville from DAC Developments. The Sliver Hotel Nashville SoBro, a 281-room project from Pinnacle Hospitality Partners, and the 214-room Hampton Inn | Tru Nashville Gulch from The 9 Group are also advancing through the planning process.

Lodging Development has tracked 21 hotel openings totaling 3,044 rooms across the Nashville metro area over the past 24 months. The most recent addition, the 119-room TownePlace Suites Nashville Brentwood, opened in mid-2026, following the 161-room Tempo by Hilton Nashville Midtown in early 2026.

Among the larger openings in the window, the 333-room Canopy | Homewood Suites Nashville Gulch debuted in mid-2025, while the 260-room Motto Nashville Downtown and the 180-room The Printing House, Tapestry Collection opened in the second half of that year, underscoring continued upscale supply growth in the urban core.

Over the 18-month period ending six months prior to this report, Lodging Development tracked 21 hotel transactions of $10 million or more across the Nashville metro area, with disclosed pricing available on 16 of those deals totaling approximately $500.2 million. The largest was the sale of the 260-room Motto Nashville Downtown for $98.2 million to Apple REIT Companies in late 2025.

Other notable activity includes the $50 million sale of The Nash, Opal Collection to Ocean Properties, and the $19.5 million acquisition of the TownePlace Suites Franklin Cool Springs by Witness Investment, reflecting continued institutional interest in both urban and suburban Nashville-area assets.
