The Nashville metro area continues to attract significant hotel investment across a wide range of price points and property types. Lodging Development currently tracks 48 development projects representing over 10,200 rooms, alongside 21 recent hotel openings and 21 transactions recorded over the past 18 months. The metro area — formally the Nashville-Davidson-Murfreesboro-Franklin MSA — spans 14 counties and includes communities from downtown Nashville to suburban growth centers such as Franklin, Murfreesboro, Spring Hill, and Mount Juliet.

Nashville Metro Hotel Development & Construction Pipeline

The Nashville metro area's hotel pipeline skews toward the upper tiers of the market, with upscale projects leading the way at 14 properties and nearly 2,800 rooms. Upper upscale and upper midscale developments are also well represented, combining for 17 additional projects. Among the projects currently tracked by Lodging Development, the 817-room Signia Hilton Nashville Yards stands out as the largest, being developed by Southwest Value Partners and currently in early planning. The 489-room Fifth Third Center Hotel, developed by Dreamscape Companies, is already under construction. Other notable entries include the 405-room InterContinental Hotel & Residences Nashville by DAC Developments and the 245-room Songteller Hotel, an upscale unaffiliated property being developed by Herschend Family Entertainment Corp. Four luxury projects totaling 968 rooms further underscore the market's appeal to high-end operators. In all, Lodging Development tracks 48 projects representing 10,237 rooms across the metro area.

Recent Nashville Metro Hotel Openings

Over the past 24 months, 21 hotels totaling 3,044 rooms have opened across the Nashville metro area. The most recent opening is the 119-room TownePlace Suites Nashville Brentwood, which debuted in early June 2026. Earlier in the year, the 161-room Tempo by Hilton Nashville Midtown and a 159-room dual-branded Home2 Suites and Tru by Hilton in Spring Hill both opened in early February. The 260-room Motto Nashville Downtown opened in late December 2025, while the 333-room Canopy and Homewood Suites Nashville Gulch and the 180-room Printing House, Tapestry Collection, added upper upscale inventory in mid-2025.

Recent Nashville Metro Hotel Sales

In recent transaction activity, Lodging Development recorded 21 hotel sales of $10 million and above across the Nashville metro area during the 18-month window ending January 2026. Among transactions with disclosed pricing, 16 sales totaled approximately $511.7 million. The largest individual transaction was the sale of the 260-room Motto Nashville Downtown for $98.2 million to Apple REIT Companies in December 2025, reflecting strong institutional interest in the market's newer upscale assets. Also in December, Ocean Properties acquired The Nash, Opal Collection — a 144-room upper upscale property — for $50 million, and Witness Investment purchased the 120-room TownePlace Suites Franklin Cool Springs for $19.5 million. The Sonesta Select Nashville Airport Suites traded for $15.1 million in September 2025, purchased by Laxmi Hotels Group.
