Nashville Metro Hotel Development, Construction & Transactions

Large planned hotels at Nashville Yards and downtown stand out in the Nashville metro area, while upscale and upper-midscale properties account for the largest classified project counts. Lodging Development tracks 50 development projects totaling 9,678 rooms, alongside recent openings and substantial hotel sales activity. Formally the Nashville-Davidson-Murfreesboro-Franklin, TN Metropolitan Statistical Area, the market extends beyond Nashville to communities including Brentwood, Murfreesboro and Spring Hill. Recent openings in these communities show that hotel additions are not confined to the urban core.

The 817-room Signia Hilton Nashville Yards, planned by Southwest Value Partners, is the largest among the projects currently tracked by Lodging Development. DAC Developments’ 405-room InterContinental Hotel & Residences Nashville is another notable planned property. Across all 50 tracked projects and 9,678 rooms, upscale leads with 12 projects, followed among classified tiers by upper midscale with 10; another 11 projects have undetermined scale. Luxury accounts for five projects rather than defining the pipeline. Other planned developments include Tourbineau Real Estate Partners’ 331-room Unscripted | Hyatt Studios Nashville Downtown and Pinnacle Hospitality Partners’ 281-room Sliver Hotel Nashville SoBro. The 180-room Drury Plaza Hotel Nashville Southeast Century Farms opened in September 2026, following the upscale, 161-room Tempo by Hilton Nashville Midtown in February. The upper-upscale Printing House, Tapestry Collection added 180 rooms in August 2025. Across the past 24 months, Lodging Development tracks 22 openings totaling 3,225 rooms. Other additions include the 120-room TownePlace Suites Nashville Brentwood in June 2026, the 159-room Home2 Suites | Tru by Hilton Spring Hill in February, and the 260-room Motto Nashville Downtown in December 2025.

During the 18-month period ending six months before the October 2026 reporting date, Lodging Development tracked 21 hotel transactions of $10 million and above, with documented sale prices totaling $570,192,500 across 17 transactions. The largest sale among the featured records was the 260-room Motto Nashville Downtown, purchased by Apple REIT Companies for $98.2 million in December 2025. EPR Properties acquired the 166-room Margaritaville Hotel Nashville for $70 million in March 2026, while Ocean Properties purchased The Nash, Opal Collection for $50 million in December 2025.
