South Central Region Hotel Development, Construction & Transactions

Spanning seven states from West Virginia to Oklahoma, the South Central Region's pipeline is anchored in upper midscale and upscale product, with a handful of large-format projects in its major urban markets. Lodging Development currently tracks 93 projects totaling 12,656 rooms across Alabama, Arkansas, Kentucky, Louisiana, Mississippi, Oklahoma and West Virginia. New supply has arrived steadily, with 58 hotels and 7,683 rooms opening over the past 24 months. Lodging Development also recorded 59 hotel transactions during the most recent 18-month tracking window.

Among the projects currently tracked by Lodging Development in the South Central Region, the largest is the 1,000-room Omni New Orleans Convention Center, a TRT Holdings development in final planning. In Louisville, the 418-room JW Marriott at the 5/3 Tower is also in final planning and is the only luxury project in the tracked pipeline. Construction is underway on Ascent Hospitality's 338-room AC Hotel and Element dual-brand in downtown Birmingham. Bear Development is also building a 240-room Tru by Hilton and LivSmart Studios at Joe Davis Stadium in Huntsville.

Beyond these headline projects, the 93 projects and 12,656 rooms tracked are weighted toward the middle of the market. Upper midscale accounts for 28 projects and upscale for 26, with midscale adding 13 and nine upper upscale projects completing the higher tiers.

Recent openings span a wide geographic footprint. Hotel Vin, a 125-room Autograph Collection property, opened in Rogers-Bentonville in September 2026. It followed the 112-room Hotel Indigo Huntsville - MidCity in August. The largest recent delivery was the 466-room Fairmont New Orleans and Element by Marriott New Orleans Downtown, which opened in early February 2026 and added luxury inventory to the Louisiana market. Summer openings also included the 228-room Home2 Suites and Tru by Hilton in Ruston and the 186-room Drury Plaza Hotel Mobile. In total, 58 hotels with 7,683 rooms opened across the region over the past 24 months.

Lodging Development tracked 59 hotel transactions across the South Central Region during the 18-month period ending six months prior to the current date. The region includes both disclosure and non-disclosure states. Pricing data is available for transactions in Alabama, Arkansas, Kentucky, Oklahoma and West Virginia, but sale prices are not reported for Louisiana and Mississippi.

Among the most significant deals, the 291-room Hilton Baton Rouge Capitol Center traded to Northshore Development. In the disclosure states, KNB Hotels acquired the 117-room Staybridge Suites Little Rock - Medical Center for $13.1 million. Chatham Lodging Trust purchased the 97-room Homewood Suites Paducah for $11.2 million. Pricing detail cited for disclosure states reflects transactions of $10 million and above.
