South Central Region Hotel Development & Construction Pipeline

Upper midscale projects lead the South Central Region's development pipeline, accounting for 35 of the 95 projects tracked by Lodging Development, followed by 23 upscale projects and 12 midscale entries. Among the most notable projects currently tracked is the 1,000-room Omni New Orleans Convention Center, an upper upscale development by TRT Holdings in final planning. The JW Marriott Louisville 5/3 Tower, the pipeline's sole luxury project at 418 rooms, is also in final planning in Kentucky. In Alabama, Ascent Hospitality's 338-room AC Hotel and Element dual-branded property in downtown Birmingham is under construction, while Bear Development's 240-room Tru by Hilton and LivSmart Studios near Huntsville's Joe Davis Stadium advances through construction as well. Recent South Central Region Hotel Openings

Lodging Development has recorded 58 hotel openings totaling 7,742 rooms across the South Central Region over the past 24 months. The most prominent recent opening is the 466-room Fairmont and Element New Orleans Downtown, a luxury dual-branded property that opened in early 2026. In Alabama, a 201-room Hilton Garden Inn and Homewood Suites dual-brand opened in the Birmingham suburb of Hoover in late January, followed by a 180-room Residence Inn and Courtyard at Birmingham Grandview in early March. Louisiana saw the 228-room Home2 Suites and Tru by Hilton in Ruston open in late July. A 186-room Drury Plaza Hotel also debuted in Mobile in July, while Oklahoma added a 96-room TownePlace Suites near Yukon in early February.

Lodging Development has tracked 66 hotel transactions across the South Central Region during the 18-month period ending in early 2026. The region includes both disclosure states — Alabama, Arkansas, Kentucky, Oklahoma, and West Virginia — and non-disclosure states, Louisiana and Mississippi, where individual sale prices are not publicly recorded. For transactions in disclosure states where pricing data is available, recorded volume exceeded $416.7 million across 22 deals of $10 million and above. Notable transactions include the Hilton Garden Inn Birmingham SE/Liberty Park, which traded for $15.5 million in late 2025, and the Staybridge Suites Little Rock Medical Center, acquired by KNB Hotels for $13.1 million in early 2026. The 291-room Hilton Baton Rouge Capitol Center also changed hands during the period, with Northshore Development acquiring the property. An additional 22 transactions lacked sufficient public data to include in volume estimates.
