Upscale development is the clearest through line in the Pacific Northwest, where Oregon and Washington combine a sizable construction pipeline with steady opening and investment activity. Lodging Development tracks 43 projects totaling 5,860 rooms, while 18 hotels with 2,265 rooms opened during the latest 24-month period. Transaction activity is also substantial, with 28 qualifying hotel sales recorded in the applicable 18-month reporting window. From large Bellevue and Seattle-area projects to new properties in Bend and Portland, activity spans major urban centers, airport corridors and smaller leisure-oriented destinations.

Among the projects currently tracked by Lodging Development, the largest detailed project is the 317-room Bellevue 106 Hotel and Residence, in final planning by Onni Property Management Services. Synergy Construction’s 300-room SpringHill Suites | TownePlace Suites SeaTac Rainier Landing is another sizable final-planning project. The broader 43-project, 5,860-room pipeline is led by upscale hotels, with 12 projects, followed by 10 projects whose scale remains undetermined; upper-midscale and midscale each account for eight. Other tracked plans illustrate Washington’s geographic and chain-scale range, including Eternal Hotels’ 160-room Best Western Richland and Puget Sound Hospitality’s 140-room Hyatt Studios | Hyatt Select Puyallup.

The upscale, 131-room Cambria Hotel Bend - Mt. Bachelor is the most recent opening shown, having debuted in mid-July 2026. At the top end of the scale range, the 164-room SOMM Hotel & Spa, Autograph Collection opened in October 2025. Lodging Development recorded 18 openings totaling 2,265 rooms across Oregon and Washington during the latest 24 months. Other notable additions include the 249-room Element Seattle Downtown in February 2026, the 210-room Snoqualmie Casino Hotel and the 178-room Cambria Hotel Portland - Pearl District, both in August 2025.

Across Oregon and Washington, Lodging Development tracked 28 hotel transactions of $10 million and above during the 18-month period from September 2024 through February 2026, a window ending six months before this page’s September 2026 update. Disclosed prices were available for 26 sales and totaled approximately $714.6 million. Among the highlighted transactions, the 304-room Marriott Tacoma Downtown sold for $50 million to Acore Capital Mortgage in January 2026. The 503-room Portland Marriott Downtown Waterfront changed hands the following month for about $30.1 million, while Envision Hotel Partners acquired the 120-room Hotel 1000, Unbound Collection for roughly $19.8 million in January.
