Hotel development across Oregon and Washington continues at a steady pace, with Lodging Development currently tracking 48 construction and planning-stage projects totaling 6,373 rooms. The Pacific Northwest has also recorded notable transaction activity, with 29 hotel sales of $10 million or more logged over the most recent 18-month tracking window. Sixteen hotels totaling 2,099 rooms have opened in the region over the past 24 months, reflecting sustained investor and operator interest in both the Seattle and Portland metro areas as well as secondary markets throughout the two states.

Pacific Northwest Hotel Development & Construction Pipeline

Among the 48 projects currently tracked by Lodging Development across Oregon and Washington, the pipeline is led by upscale-tier developments, which account for 15 projects and 2,176 rooms. Upper midscale and midscale projects add another 15 developments combined, underscoring a pipeline weighted toward select-service and extended-stay formats. Three upper upscale projects totaling 373 rooms round out the branded pipeline at the higher end of the scale spectrum, while 11 projects with a combined 1,756 rooms have yet to be assigned a chain-scale classification.

Among the projects currently tracked by Lodging Development, the Bellevue 106 Hotel and Residence stands out as one of the largest at 317 rooms, being developed by Onni Property Management Services and currently in planning. A 300-room dual-branded SpringHill Suites and TownePlace Suites near SeaTac, developed by Synergy Construction, is in final planning. Additional final-planning projects include a 160-room Best Western in Richland by Eternal Hotels and a 122-room WoodSpring Suites in Silverdale by Park Silver Development.

Recent Pacific Northwest Hotel Openings

Sixteen hotels totaling 2,099 rooms have opened across the Pacific Northwest over the past 24 months. The most recent addition is the 249-room Element Seattle Downtown, an upscale extended-stay property that opened in early 2026. Late 2025 brought the 164-room SOMM Hotel & Spa, Autograph Collection, an upper upscale opening in Oregon, alongside the 23-room boutique Westman Hotel. Other notable Washington openings include the 210-room Snoqualmie Casino Hotel and the 120-room Populus Seattle, both in mid-2025. Recent Pacific Northwest Hotel Sales

Over the past 18 months, Lodging Development has tracked 29 hotel transactions of $10 million or more across Oregon and Washington. Among the 23 sales with confirmed pricing, total disclosed volume reached approximately $638.4 million. The marquee deal during the period was the Seattle Marriott Waterfront, a 369-room upper upscale property that sold for $145 million to Sixth Street Partners in August 2025, representing one of the largest single-asset hotel trades in the Pacific Northwest in recent years.

Other transactions in the tracking window include the 150-room Hilton Garden Inn Portland/Beaverton, acquired by MKM Hotels for $12.1 million, and the 114-room Sonesta Select Seattle Renton, purchased by Trimark Property Group for approximately $11.2 million. Four additional transactions during the period lacked publicly available pricing data.
