Pacific Northwest Hotel Development, Construction & Transactions

Upscale hotels anchor activity across Oregon and Washington, shaping both the development pipeline and the region's recent wave of openings. Lodging Development currently tracks 40 hotel projects totaling 5,271 rooms across the Pacific Northwest. Over the past 24 months, 18 hotels with 2,265 rooms have opened, ranging from downtown Seattle and Portland's Pearl District to leisure and secondary markets such as Bend, Leavenworth and the Tri-Cities. Transaction activity has also been substantial, with 26 hotel sales tracked across the two states, including Marriott-branded properties in downtown Portland and Tacoma.

Among the projects currently tracked by Lodging Development, the largest is the Bellevue 106 Hotel and Residence, a 317-room unaffiliated project in planning by Onni Property Management Services. In Seattle, Prospera Hotels is planning the 175-room Residence Inn Seattle First Hill Medical District. Eternal Hotels has advanced the 160-room Best Western Richland to final planning, and Puget Sound Hospitality is planning the 140-room Hyatt Studios | Hyatt Select Puyallup.

Across the 40 projects and 5,271 rooms tracked in the Pacific Northwest, upscale properties lead with 10 projects, followed by upper midscale and midscale at eight projects each. Nine projects have not yet been assigned a scale. Three economy and two upper upscale projects complete the pipeline.

Recent openings span both urban centers and leisure destinations in Oregon and Washington. Lodging Development has tracked 18 openings totaling 2,265 rooms over the past 24 months. Most recently, the 131-room Cambria Hotel Bend - Mt. Bachelor opened in mid-2026. It followed two June openings: the 107-room Home2 Suites Pasco Tri-Cities Airport and the 81-room Microtel Inn & Suites Ephrata. The 249-room Element Seattle Downtown debuted in early 2026. The 164-room The SOMM Hotel & Spa, Autograph Collection, the highest-scale recent opening, arrived in fall 2025. Other additions include the 178-room Cambria Hotel Portland - Pearl District and the 210-room Snoqualmie Casino Hotel.

Hotel investment across the Pacific Northwest has drawn institutional capital and specialized hospitality buyers. During the 18-month period ending six months prior to the current date, Lodging Development tracked 26 hotel transactions of $10 million and above across Oregon and Washington. Disclosed sale prices for 25 of those transactions total approximately $702.1 million.

Among notable deals in recent transaction activity, the largest was the 304-room Marriott Tacoma Downtown, acquired by Acore Capital Mortgage for $50 million. The 503-room Portland Marriott Downtown Waterfront sold to Sculptor Capital Management for approximately $30.1 million. Envision Hotel Partners acquired the 120-room Hotel 1000, Unbound Collection for roughly $19.8 million.
