Upscale projects lead hotel development tracked in the Atlanta Metro metro area, while recent openings extend from downtown Atlanta to suburban communities including Newnan and Locust Grove. Lodging Development tracks 31 development projects totaling 4,123 rooms, alongside 17 openings totaling 2,271 rooms over the past 24 months. Transaction records also show activity in Cobb Galleria, Alpharetta and Kennesaw. Officially the Atlanta-Sandy Springs-Roswell, GA Metropolitan Statistical Area, the market encompasses Fulton, DeKalb, Cobb, Gwinnett and surrounding counties, providing a broad geographic frame for evaluating hotel investment and construction.

Upscale leads the tracked pipeline with 13 projects, followed by upper midscale with six; seven projects have an undetermined scale. Among the projects currently tracked by Lodging Development, Kerioth Corporation’s 165-room AC Hotel at Northwinds Summit is in final planning. The 125-room Chambray Hotel, JdV by Hyatt, an upper-upscale project from DSM Real Estate Partners, is under construction. Ross Hotel Partners’ 158-room Home2 Suites Atlanta Buckhead South and Jasani Properties USA’s 103-room LivSmart Studios Duluth are also in final planning. Across the Atlanta Metro metro area, Lodging Development tracks 31 projects totaling 4,123 rooms, with these selected records illustrating different development stages and scale tiers rather than the entire tracked inventory.

The Lawrence, Tapestry Collection, brought 120 upper-upscale rooms to the Atlanta Metro metro area in September 2026, following the 292-room Hotel Phoenix Atlanta in December 2025. Other recent openings include the 243-room Scout Living PCM, Placemakr Atlanta, Apartments by Hilton in April 2026 and the 183-room Moxy Atlanta Downtown in March. Suburban additions include Residence Inn Atlanta Peachtree City, SpringHill Suites | TownePlace Suites Locust Grove and StudioRes Newnan, all opened in October 2025. Lodging Development records 17 openings totaling 2,271 rooms across the past 24 months.

During the 18-month period ending six months before October 2, 2026, Lodging Development tracked 35 transactions of $10 million and above in the Atlanta Metro metro area. Documented sale prices for 25 transactions totaled $696,960,668.40; that figure excludes records supported only by loan data or lacking pricing information. The largest disclosed sale among the selected records was Hilton Garden Inn Atlanta NW/Kennesaw Town Center, purchased by MJC Hospitality for $20.83 million in December 2025. MJC Hospitality also acquired Homewood Suites Atlanta NW-Kennesaw Town Center for $16.67 million that month. Other recorded activity includes Omega Hotel Group’s $12 million acquisition of EVEN Hotel Atlanta - Cobb Galleria in March 2026.
