Atlanta Metro Hotel Development, Construction & Transactions

The Atlanta metro area — spanning Fulton, DeKalb, Gwinnett, Cobb, and more than two dozen additional counties — supports one of the Southeast's largest hotel development pipelines. Lodging Development currently tracks 33 projects totaling 4,975 rooms across the metro, alongside 16 recent hotel openings adding 2,313 rooms. Transaction activity has been substantial as well, with 36 sales of $10 million or more recorded over the most recent 18-month window. The market's development activity is concentrated in the upscale tier, with additional projects spanning upper midscale through upper upscale segments.

Atlanta Metro Hotel Development & Construction Pipeline

Upscale projects lead the Atlanta metro area's development pipeline, accounting for 11 of the 33 projects and 1,745 of the 4,975 rooms currently tracked by Lodging Development. Upper midscale and upper upscale properties add further depth, with six and four projects respectively. An additional 10 projects totaling 1,327 rooms have yet to receive a scale classification.

Among the projects currently tracked, the 165-room AC Hotel at Northwinds Summit, developed by Kerioth Corporation, is in final planning. The 125-room Chambray Hotel, a JdV by Hyatt property developed by DSM Real Estate Partners, is under construction. Other notable pipeline entries include the 158-room Home2 Suites Atlanta Buckhead South from Ross Hotel Partners and the 107-room Tru by Hilton Buford at Tulip Grove, being developed by Thompson Thrift Residential.

Recent Atlanta Metro Hotel Openings

Sixteen hotels totaling 2,313 rooms have opened across the Atlanta metro area over the past 24 months. The largest recent opening is the 405-room Scout Living PCM, Placemakr Atlanta, Apartments by Hilton, which opened in mid-April 2026. The 292-room Hotel Phoenix Atlanta, an upper upscale independent property, opened in December 2025, followed by the 183-room Moxy Atlanta Downtown in early March 2026. Additional openings have arrived in suburban submarkets, including the 166-room Fairfield Inn & Suites Alpharetta Avalon Area, a 126-room Residence Inn in Peachtree City, and a dual-branded SpringHill Suites and TownePlace Suites in Locust Grove.

Recent Atlanta Metro Hotel Sales

Over the 18-month period ending in February 2026, Lodging Development recorded 36 hotel transactions of $10 million or more across the Atlanta metro area. Among the 26 transactions with documented sale prices, total volume reached approximately $716.8 million. Notable recent deals include two Kennesaw Town Center properties — the 114-room Hilton Garden Inn and the 100-room Homewood Suites — both acquired by MJC Hospitality in late December 2025 for a combined $37.5 million. Blueleaf Capital purchased the 220-room SpringHill Suites Atlanta Buckhead for $19.25 million in December 2025. The 164-room Hilton Garden Inn Atlanta North/Alpharetta traded for just over $10 million in January 2026. These transactions reflect sustained investor interest across the metro's upscale extended-stay and select-service segments.
