With 17 hotels totaling 2,509 rooms opening over the past 24 months, the market continues to absorb new supply across multiple submarkets from downtown Atlanta to Buford, Alpharetta, and Peachtree City.

Atlanta Metro Hotel Development & Construction Pipeline

Upscale hotels account for the largest share of the Atlanta metro area's development pipeline, with 13 projects totaling 2,154 rooms among the 35 projects currently tracked by Lodging Development. Upper midscale development follows with six projects and 876 rooms, while four upper upscale projects contribute 817 rooms. An additional 10 projects totaling 1,327 rooms have yet to be assigned a scale classification.

Among the projects currently tracked, the Chambray Hotel, JdV by Hyatt is under construction with 125 rooms, developed by DSM Real Estate Partners. In final planning, Kerioth Corporation's 165-room AC Hotel at Northwinds Summit and Ross Hotel Partners' 158-room Home2 Suites Atlanta Buckhead South represent notable additions. Recent Atlanta Metro Hotel Openings

Seventeen hotels totaling 2,509 rooms have opened across the Atlanta metro area over the past 24 months. The largest recent opening is the 405-room Scout Living PCM, Placemakr Atlanta, Apartments by Hilton, which opened in mid-April 2026. The 183-room Moxy Atlanta Downtown followed in early March 2026, while the 292-room Hotel Phoenix Atlanta, an upper upscale independent property, opened in December 2025. Over the 18-month period ending January 2026, Lodging Development tracked 36 hotel transactions of $10 million and above across the Atlanta metro area. Documented sale prices are available for 26 of those transactions, totaling approximately $716.8 million. Among the notable deals, MJC Hospitality acquired two Kennesaw Town Center properties in late December 2025 — the 114-room Hilton Garden Inn for $20.8 million and the 100-room Homewood Suites for $16.7 million. Blueleaf Capital purchased the 220-room SpringHill Suites Atlanta Buckhead for $19.25 million in mid-December 2025. The 164-room Hilton Garden Inn Atlanta North/Alpharetta traded for just over $10 million in January 2026. This level of deal flow reflects sustained investor interest across the metro's suburban corridors.
