On the openings front, 113 hotels totaling approximately 13,756 rooms have opened across Texas over the past 24 months, reflecting sustained delivery of new supply across multiple metro areas and secondary markets statewide.

Among the projects currently tracked by Lodging Development in Texas, several luxury developments stand out for their scale and profile. The 301-room JW Marriott San Antonio Riverwalk - IBC Centre, being developed by Dimension Hospitality, is in planning, as is the 290-room JW Marriott Resort Craig Ranch from Ashford. The 252-room 1 Hotel Austin Waterline, developed by Lincoln Property Company, is currently under construction, while the 214-room EDITION Hotel Dallas Chalk Hill is also in the planning stage.

These luxury projects represent a notable but selective portion of the 209 projects and 28,710 rooms in the Texas pipeline. Texas has seen 113 hotel openings totaling roughly 13,756 rooms over the past 24 months. Among the most recent, the 200-room Monarch San Antonio, a Curio Collection property, opened in early March 2026, marking one of the higher-scale additions to the state's supply. In late April 2026, the dual-branded Staybridge Suites and Holiday Inn Express Houston Downtown opened with 275 rooms combined. Other recent openings include the 124-room Element North Austin Tech Ridge, the 123-room Residence Inn Houston NASA/Clear Lake, and the Hampton Inn Wharton with 94 rooms. Extended-stay and economy brands have also contributed new inventory, including ECHO Suites Round Rock and LivAway Suites San Marcos.

Lodging Development tracked 131 hotel transactions across Texas during the 18-month period ending in late 2025. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.65 billion over this period. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. It is worth noting that 36 transactions lacked sufficient pricing or loan data to include in this volume estimate, meaning actual market activity likely exceeded this figure.

In recent transaction activity, the 193-room Aloft Downtown Dallas was acquired by T2 Hospitality in October 2025, while the 107-room Courtyard Amarillo Downtown traded to KAMP Hotels that same month. The 184-room Courtyard Dallas Medical/Market Center also changed hands in late September 2025.
