Texas ranks among the largest hotel development markets in the country, with 264 projects totaling more than 38,000 rooms currently tracked by Lodging Development. The pipeline spans all scale tiers, anchored by a significant concentration of upscale and upper midscale projects alongside notable luxury and upper upscale developments in the state's major metros. Recent opening activity has been substantial, with 117 hotels delivering nearly 14,000 rooms over the past 24 months. Transaction volume has remained active as well, with 147 property sales recorded across the state in the most recent 18-month tracking window.

Among the projects currently tracked by Lodging Development, the development pipeline in Texas is led by upscale and upper midscale hotels, which together account for 155 projects and roughly 19,900 rooms. Upper upscale properties add another 37 projects with over 7,200 rooms, while 12 luxury projects contribute approximately 2,060 rooms to the pipeline.

Several large-scale projects stand out. RIDA Development Corp. is planning the 1,000-room Circuit of the Americas Hotel and Convention Center in Austin, one of the largest individual projects in the state. Loews Hotels has the 507-room Loews Americana Hotel in Arlington in final planning. In Dallas, Merritt Development Group's dual-branded AC Hotel and Moxy Dallas Uptown totaling 350 rooms is currently under construction. Dimension Hospitality is planning the 301-room JW Marriott San Antonio Riverwalk at IBC Centre, adding to the luxury tier in the San Antonio market.

Texas has seen 117 hotel openings totaling nearly 14,000 rooms over the past 24 months. Among the most recent, the Homewood Suites Coppell DFW Airport North opened in mid-May 2026 with 138 rooms. A notable dual-branded property, the Staybridge Suites and Holiday Inn Express Houston Downtown, opened in late April 2026 with 275 rooms, representing one of the larger recent deliveries. The Monarch San Antonio, a Curio Collection property, opened in early March 2026 with 200 upper upscale rooms. Additional openings have been distributed across the state, from the Element North Austin Tech Ridge to the Tru by Hilton Midland East, reflecting broad geographic demand.

Lodging Development tracked 147 hotel transactions across Texas over the 18-month period ending in December 2025. Because Texas is a non-disclosure state, publicly recorded sale prices are limited. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.74 billion over that period. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. Approximately 45 of the 147 transactions lacked sufficient data to include in the volume estimate, meaning actual total volume was likely higher.

Among notable recent transactions, the 426-room Hotel Dax Addison was acquired by Centurion American Development Group in mid-2025, the 337-room Renaissance Dallas North sold to 3H Group, and SLTX Capital purchased the 206-room Houston Marriott Energy Corridor.
