Texas Hotel Development, Construction & Transactions

Texas remains one of the largest and most active hotel development markets in the country, with Lodging Development currently tracking 280 projects totaling more than 40,000 rooms across the state. Recent openings reflect broad geographic reach, from Houston and the DFW Metroplex to smaller markets like Tyler and Lufkin. Transaction activity has been substantial, with 179 hotel sales recorded over the trailing 18-month window. The state's pipeline spans every scale tier, anchored by a concentration of upscale and upper midscale projects alongside marquee luxury and upper upscale developments.

Among the projects currently tracked by Lodging Development, the upscale and upper midscale tiers dominate the Texas pipeline, combining for 166 projects and nearly 21,000 rooms. Midscale and economy projects account for an additional 37 developments. At the upper end of the market, 39 upper upscale projects and 12 luxury projects add nearly 9,500 rooms to the pipeline. The largest individual project by room count is the 1,000-room Circuit of the Americas Hotel & Convention Center in Austin, being developed by RIDA Development Corp. and currently in final planning. Kalahari Resorts & Conventions is planning a 900-room upscale resort in Allen, while the 507-room Loews Americana Hotel in Arlington is currently under construction. In San Antonio, Dimension Hospitality is advancing the 301-room JW Marriott San Antonio Riverwalk at IBC Centre through final planning. In total, Lodging Development tracks 280 projects representing 40,040 rooms across the state.

Over the past 24 months, Lodging Development has recorded 121 hotel openings in Texas totaling 14,663 rooms. The 300-room Universal Kids Resort Hotel opened in early July 2026 as the largest recent addition. The 143-room Caravan Court, part of the Valencia Hotel Collection, also debuted in June 2026. A 275-room dual-branded Staybridge Suites and Holiday Inn Express opened in downtown Houston in late April 2026. Other recent openings include the 140-room DoubleTree by Hilton in Midland, the 138-room Homewood Suites near DFW Airport in Coppell, and extended-stay properties in Georgetown, Tyler, and Lufkin.

Lodging Development tracked 179 hotel transactions in Texas over the 18-month period ending in January 2026. Because Texas is a non-disclosure state, publicly recorded sale prices are generally unavailable. Based on documented sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data, Lodging Development estimates total transaction volume at approximately $1.87 billion over that period. This estimate incorporates loan-derived values for 117 of the 179 transactions; the remaining 62 transactions lacked sufficient recorded data to include in the volume calculation. Notable transactions during the window include the 604-room Marriott Houston Westchase, the 402-room Woodlands Resort & Conference Center acquired by Ascendant Capital Partners, and the 248-room Embassy Suites Dallas Love Field purchased by Scenic Capital Advisors.
