Texas Hotel Development, Construction & Transactions

Texas stands out as one of the most active hotel development markets in the country, with Lodging Development currently tracking 257 projects representing more than 36,400 rooms across the state. The pipeline spans all scale tiers, from economy-class builds in smaller markets to large-scale luxury and convention-anchored developments in the state's major metros. Transaction activity has remained substantial, with 156 hotel sales recorded over the past 18 months, underscoring sustained investor interest across Texas.

The Texas hotel development pipeline is led by upscale and upper midscale projects, which together account for 148 of the 257 projects currently tracked by Lodging Development, combining for more than 18,200 rooms. Upper upscale projects add another 37 properties totaling over 7,200 rooms, while 12 luxury-class developments contribute roughly 2,060 rooms to the pipeline.

Among the projects currently tracked by Lodging Development, the 1,000-room Circuit of the Americas Hotel & Convention Center in Austin is one of the largest, being developed by RIDA Development Corp. and currently in the planning stage. The 507-room Loews Americana Hotel in Arlington, developed by Loews Hotels, has reached final planning. Active construction includes the 350-room AC Hotel and Moxy dual-branded project in Dallas Uptown by Merritt Development Group, while Dimension Hospitality is planning the 301-room JW Marriott San Antonio Riverwalk at IBC Centre.

Over the past 24 months, 120 hotels totaling more than 14,300 rooms have opened across Texas. Among the most notable recent openings is the 200-room Monarch San Antonio, Curio Collection, an upper upscale property that opened in early March 2026. The 275-room Staybridge Suites and Holiday Inn Express dual-branded property in downtown Houston opened in late April 2026, representing one of the larger recent deliveries. May 2026 saw several openings, including the 140-room DoubleTree by Hilton Midland West Loop and the 138-room Homewood Suites Coppell near DFW Airport. Extended-stay products continue to account for a meaningful share of new supply, with openings such as the Everhome Suites Georgetown near Austin in early June 2026.

Lodging Development tracked 156 hotel transactions across Texas during the 18-month period ending in December 2025. Because Texas is a non-disclosure state, sale prices are not consistently part of the public record. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.79 billion over the past 18 months. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data.

Notable transactions during the period include the sale of The Woodlands Resort & Conference Center, a 402-room Curio Collection property acquired by Ascendant Capital Partners in late 2025. Ascendant also purchased the 205-room Embassy Suites Woodlands at Hughes Landing in the same period. LXMI Capital acquired the 200-room NYLO Las Colinas Hotel, Tapestry Collection. It is worth noting that 50 of the 156 transactions tracked lacked sufficient pricing or loan data to include in the volume estimate, suggesting actual total volume may be higher.
