Texas Hotel Development, Construction & Transactions

Texas remains one of the largest and most active hotel development markets in the country. Lodging Development currently tracks 273 projects totaling over 38,400 rooms across the state's development pipeline, while 124 properties comprising nearly 14,900 rooms have opened over the past 24 months. Transaction activity has also been substantial, with 179 hotel sales recorded over the most recent 18-month tracking window. The pipeline spans every scale tier, with particular concentration in the upscale and upper midscale segments, reflecting broad demand across the state's major metros and secondary markets.

Among the projects currently tracked by Lodging Development, several stand out for their scale and ambition. The 1,000-room Circuit of the Americas Hotel & Convention Center in Austin, being developed by RIDA Development Corp., is in final planning and would rank among the largest new hotel projects in Texas. In Allen, Kalahari Resorts & Conventions is in early planning for a 900-room resort, while Loews Hotels has the 507-room Loews Americana Hotel in Arlington under construction. The 301-room JW Marriott San Antonio Riverwalk, developed by Dimension Hospitality, adds a luxury component to the San Antonio pipeline.

The state's overall pipeline is led by upscale projects, which account for 89 of the 273 tracked developments, followed by 73 upper midscale projects. Upper upscale hotels represent 36 projects, while 11 luxury-tier developments are also in progress. Midscale and economy projects contribute an additional 39 developments, rounding out a pipeline that reflects demand across price points statewide.

Texas has welcomed 124 new hotel openings totaling nearly 14,900 rooms over the past 24 months. Among the most recent is the 300-room Universal Kids Resort Hotel, an upscale unaffiliated property that opened in early July 2026. Also opening in July, the 171-room Residence Inn San Antonio Riverwalk and the 121-room Hyatt Studios Texarkana added inventory in their respective markets. In June, the 143-room Caravan Court joined the Valencia Hotel Collection, while a new Everhome Suites opened in Georgetown near Austin. Earlier in spring 2026, notable openings included a 140-room DoubleTree in Midland and a 138-room Homewood Suites near DFW Airport.

Lodging Development tracked 179 hotel transactions across Texas during the 18-month period ending in early 2026. As Texas is a non-disclosure state, individual sale prices are not publicly recorded. Based on documented sale prices where available and loan data recorded in public filings, Lodging Development estimates total transaction volume in Texas at approximately $1.82 billion over this period. This figure incorporates values derived from recorded loan amounts for 117 transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. The remaining 62 transactions lacked sufficient data to include in the volume estimate, suggesting actual total volume was likely higher.

Notable transactions during the window include the 604-room Marriott Houston Westchase, which sold in late 2025, and two upper upscale trades in early 2026: the San Antonio Marriott Northwest Medical Center, a 296-room property acquired by Stabilis Capital Management, and the 150-room Embassy Suites Houston Near the Galleria, purchased by RGB Hospitality.
