Texas Hotel Development, Construction & Transactions

Texas remains one of the largest and most active hotel development markets in the country, with Lodging Development currently tracking 279 projects totaling nearly 40,000 rooms across the state. The pipeline spans every scale tier, from economy prototypes in smaller markets to large-scale luxury and convention properties in major metros. Transaction activity has also been substantial, with 136 deals recorded over the most recent 18-month tracking window. Recent openings continue at a steady pace, with 113 hotels delivering more than 13,700 rooms over the past 24 months.

Upscale and upper midscale projects dominate the Texas development pipeline, combining for 168 of the 279 projects currently tracked by Lodging Development and accounting for more than 21,500 rooms. Upper upscale hotels represent another 38 projects and over 7,400 rooms, while luxury-tier developments contribute 12 projects totaling roughly 2,060 rooms. Among the projects currently tracked, the 1,000-room Circuit of the Americas Hotel and Convention Center, being developed by RIDA Development Corp., stands out as the largest by room count and is currently in planning. The 507-room Loews Americana Hotel in Arlington, developed by Loews Hotels, has reached final planning. In Dallas, Merritt Development Group has the 350-room AC Hotel and Moxy Dallas Uptown dual-brand project under construction. On the luxury side, Dimension Hospitality is planning the 301-room JW Marriott San Antonio Riverwalk at IBC Centre.

Over the past 24 months, 113 hotels totaling approximately 13,800 rooms have opened across Texas. Among the most recent, the 275-room Staybridge Suites and Holiday Inn Express Houston Downtown dual-brand property opened in late April 2026, making it the largest opening in the current window. The 200-room Monarch San Antonio, a Curio Collection property, opened in early March 2026, representing the highest-scale recent addition. Other spring 2026 openings include the TownePlace Suites Hutto, Holiday Inn Express Euless, and Hampton Inn Wharton. Earlier in the year, the Element North Austin Tech Ridge and Residence Inn Houston NASA/Clear Lake added upscale extended-stay inventory to their respective submarkets.

Lodging Development tracked 136 hotel transactions across Texas over the 18-month period ending in late 2025. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.67 billion over the past 18 months. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. Notably, 40 of the 136 transactions lacked sufficient data to include in this volume estimate, suggesting actual activity may be higher. Among recorded deals, the 426-room Hotel Dax Addison was acquired by Centurion American Development Group in mid-2025, while the 337-room Renaissance Dallas North traded to 3H Group and the 206-room Houston Marriott Energy Corridor sold to SLTX Capital during the same period.
