Florida Hotel Development, Construction & Transactions

Florida remains one of the largest hotel development markets in the country, with 271 projects totaling over 40,400 rooms currently tracked by Lodging Development. Transaction activity has been substantial, with 136 deals recorded over the most recent 18-month window, including 94 with confirmed sale prices totaling more than $4.5 billion. Recent openings reflect steady delivery of new supply, with 80 hotels adding nearly 13,400 rooms to the state's inventory over the past 24 months.

Upscale projects lead Florida's development pipeline, accounting for 70 of the 271 projects tracked by Lodging Development, followed by upper midscale with 47 projects and upper upscale with 43. Among the projects currently tracked, the 832-room House of Wellness Hotel stands out as the largest, an unaffiliated upscale property in final planning being developed by North Development Group. Flag Luxury Group's 700-room InterContinental Orlando International Drive is another major undertaking in final planning at the luxury tier. Driftwood Acquisitions and Development has the 502-room Westin Cocoa Beach Resort & Spa under construction, while Grupo T&C's 400-room 13th Edge Hotel Miami is in early planning. Florida's pipeline also includes 14 luxury projects and 62 projects whose scale positioning has not yet been determined, together representing more than 11,200 rooms.

Over the past 24 months, 80 hotels have opened across Florida, contributing nearly 13,400 rooms to the state's lodging supply. The most recent opening is the 288-room Even | Staybridge Suites Orlando Convention Center, an upscale dual-brand property that debuted in early July 2026. Two upper upscale additions arrived in April 2026: the 147-room UNFRAMED, Miami Beach, Autograph Collection and the 90-room Dolce by Wyndham Miami Beach. Other notable openings include the 210-room Drury Plaza Hotel Tampa Brandon in early June 2026 and the 109-room Olde Naples Hotel in May 2026.

Florida's hotel transaction market has been notably active, with 136 deals of $10 million and above recorded during the 18-month period ending in January 2026. Among transactions with confirmed pricing, 94 sales totaled approximately $4.53 billion. The Sawgrass Marriott Resort & Spa, a 511-room upper upscale property in Ponte Vedra Beach, traded for roughly $149 million in November 2025. Columbia Sussex Corporation acquired the 744-room Hilton Daytona Beach Oceanfront Resort for approximately $70.5 million in September 2025. In late December 2025, the 132-room Kimpton Angler's Hotel in Miami Beach sold for $43.5 million. An additional 24 transactions lacked disclosed sale prices but had recorded loan data, while 18 transactions had neither pricing nor loan information available.
