Florida's hotel pipeline stands out for its sheer scale, with Lodging Development currently tracking 285 projects totaling over 43,000 rooms across the state. Development activity spans the full spectrum from economy to luxury, reflecting sustained investor interest in one of the nation's largest hospitality markets. Transaction activity has been equally robust, with 135 deals recorded over the past 18 months, including several high-profile resort and convention-oriented assets changing hands. Recent openings continue to add new supply across major metros and resort destinations alike.

Among the projects currently tracked by Lodging Development in Florida, 285 developments account for a combined 43,023 rooms. The pipeline is led by upscale projects, which represent 69 of those developments totaling 11,720 rooms, followed closely by upper midscale (50 projects, 5,989 rooms) and upper upscale (45 projects, 8,265 rooms). Luxury developments, while fewer in number at 14 projects, contribute 3,384 rooms and include several headline properties.

The 800-room Grand Hyatt Miami Beach Convention Center is currently under construction and ranks among the largest projects statewide. The 832-room House of Wellness Hotel, an unaffiliated upscale property being developed by North Development Group, is in final planning. Driftwood Acquisitions and Development has The Westin Cocoa Beach Resort & Spa, a 502-room upper upscale project, under construction. Grupo T&C's 13th Edge Hotel Miami, a 400-room development in early planning, adds to Miami's growing pipeline.

Florida has recorded 82 hotel openings totaling 13,741 rooms over the past 24 months. Recent upper upscale arrivals include UNFRAMED, Miami Beach, Autograph Collection, a 147-room property that opened in April 2026, and the 90-room Dolce by Wyndham Miami Beach, which also opened that month. The 288-room Even | Staybridge Suites Orlando Convention Center opened in early July 2026, marking one of the state's largest recent upscale additions. Other notable openings include the 210-room Drury Plaza Hotel Tampa Brandon in early June, the 146-room Hyatt House Destin, and the Olde Naples Hotel, a 109-room independent property that debuted in May 2026.

Over the 18-month period ending in February 2026, Lodging Development recorded 135 hotel transactions of $10 million and above across Florida, with known sale prices totaling approximately $4.56 billion across 95 of those deals. This volume underscores the state's position as one of the most active hotel investment markets in the country.

Notable transactions during the period include the Sawgrass Marriott Resort & Spa in Ponte Vedra Beach, a 511-room upper upscale resort that traded for $149 million in November 2025. The 405-room Sheraton Miami Airport Hotel & Executive Meeting Center sold for $67.5 million in January 2026 to Bridgeton Holdings. The Kimpton Angler's Hotel in Miami Beach, a 132-room boutique property, changed hands for $43.5 million in late December 2025, reflecting continued investor appetite for South Florida lifestyle assets.
