Florida Hotel Development & Construction Pipeline

Among the projects currently tracked by Lodging Development in Florida, luxury developments are particularly prominent. The 331-room JW Marriott East Naples, under development by Columbia Sussex Corp., is the largest luxury project in construction and one of the most significant additions to the state's resort pipeline. In Boca Raton, Penn-Florida Companies is building the 164-room Mandarin Oriental Hotel, while Swire Properties Inc. has the 121-room Mandarin Oriental Miami at One Island Drive in the planning phase. The 180-room SIRO Hotel & Residences Brickell, being developed by 13th Floor Investments, is in early planning and would bring a new luxury brand to Miami's Brickell corridor. Recent Hotel Openings in Florida

Florida has seen 10 hotel openings totaling 2,059 rooms over the past 24 months. The most notable arrival was the 801-room Omni Fort Lauderdale, which opened in late November 2025 and stands as the largest new hotel to debut in the state during this period. The Four Seasons Resort at Naples Beach Club opened in late October 2025 with 220 luxury rooms.
