Hotel development across the Mountain West Region — spanning Idaho, Montana, Nevada, New Mexico, Utah, and Wyoming — reflects a pipeline weighted toward upper midscale and upscale projects, with notable upper upscale activity adding scale to several key submarkets. Lodging Development currently tracks 107 projects totaling 17,386 rooms in various stages of planning and construction. Transaction activity over the past 18 months has included 27 deals, with pricing data available for sales recorded in Nevada, the region's sole disclosure state.

Upper midscale projects lead the Mountain West pipeline with 33 of the 107 projects tracked by Lodging Development, followed by 22 upscale and 18 upper upscale developments. Among the projects currently tracked, the AC Hotel and Residence Inn Las Vegas Convention Center stands out as a 397-room dual-branded property under construction by Mortenson Development. In Utah, Domain Companies is building the 209-room Kimpton Salt Lake City, an upper upscale addition to the market. The Hampton Inn and Home2 Suites Missoula, a 181-room dual-branded project from The Koehler Organization, is in final planning in Montana. Five luxury projects totaling 921 rooms round out the upper end of the pipeline, while the 264-room Broadway Hotel is among 16 projects with scale yet to be determined.

Lodging Development has recorded 40 hotel openings totaling 6,198 rooms across the Mountain West Region over the past 24 months. The largest recent opening was the 296-room AC Hotel and Element Hotel Boise Downtown, an upscale dual-branded property that opened in mid-May 2026. The Holiday Inn Express and Suites Sparks - Reno East opened at the end of July 2026 with 93 rooms, while the 143-room Home2 Suites and Tru by Hilton Pleasant Grove Provo North debuted in late June. Openings in early 2026 included the 100-room Hyatt Place Casper in Wyoming and the 124-room ECHO Suites Extended Stay by Wyndham Bozeman in Montana.

The region includes both disclosure and non-disclosure states, with recorded sale pricing available for transactions in Nevada. Among notable deals, the DoubleTree Hotel Park City - The Yarrow, a 182-room upscale property in Utah, sold in late 2025 to Barings. In Nevada, the 154-room Sonesta Select Las Vegas Summerlin traded in August 2025. The Hyatt Place Albuquerque/Uptown in New Mexico, a 126-room upscale hotel, was acquired by Sun Capital Hotels in August 2025.
