Mountain West Region Hotel Development, Construction & Transactions

Hotel development across the Mountain West Region reflects a broad pipeline concentrated in the upper midscale and upscale tiers, with significant upper upscale activity adding scale and complexity to the region's growth trajectory. Lodging Development currently tracks 117 projects totaling 17,882 rooms at various stages of planning and construction. Recent opening activity has been steady, with 40 hotels delivering 6,199 rooms over the past 24 months. Transaction activity has also remained active, with 28 deals recorded during the most recent 18-month tracking window.

The Mountain West Region's development pipeline is led by upper midscale projects, which account for 37 of the 117 projects tracked by Lodging Development. Upscale and upper upscale projects also represent a significant share, with 25 and 19 projects respectively, combining for more than 9,600 rooms. Among the projects currently tracked, the dual-branded AC Hotel and Residence Inn Las Vegas Convention Center stands out at 397 rooms, being developed by Mortenson Development and in final planning. Domain Companies is advancing the 209-room Kimpton Salt Lake City, an upper upscale project also in final planning. Other notable entries include the 264-room Broadway Hotel in the planning stage and a 181-room dual-branded Hampton Inn and Home2 Suites in Missoula, developed by The Koehler Organization. Five luxury projects totaling 921 rooms round out the upper end of the pipeline, while 12 midscale and three economy projects reflect continued select-service growth across the region.

Over the past 24 months, 40 hotels totaling 6,199 rooms have opened across the Mountain West Region. The most recent is the 296-room AC Hotel and Element Hotel Boise Downtown, an upscale dual-branded property that opened in mid-May 2026. Las Vegas contributed the largest single opening during this period with the 441-room AC Hotel and Element Las Vegas Symphony Park, which opened in early September 2025. Luxury product also arrived with the 92-room One and Only Moonlight Basin, which opened in late 2025. Additional spring 2026 openings include the ECHO Suites Extended Stay by Wyndham in Bozeman, the Sleep Inn and Suites Henderson, and the @HOME by Best Western in St. George.

Lodging Development tracked 28 hotel transactions across the Mountain West Region over the 18-month period ending in late November 2025. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in the Mountain West Region at approximately $350.4 million over this period. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. Seven of the 28 transactions lacked sufficient data to include in the volume estimate, suggesting the true total may be higher. Notable recent activity includes the sale of the 154-room Sonesta Select Las Vegas Summerlin to P and S Management Investment Corp., the acquisition of the 126-room Hyatt Place Albuquerque/Uptown by Sun Capital Hotels, and the purchase of the 137-room Courtyard Billings by InterMountain Management.
