Mountain West Region Hotel Development, Construction & Transactions

Few U.S. regions pair large-format resort planning with steady select-service growth as clearly as the six-state Mountain West Region. Projects range from Nevada convention-district construction to smaller-market builds in Montana. Lodging Development currently tracks 104 projects totaling 17,449 rooms across Idaho, Montana, Nevada, New Mexico, Utah and Wyoming. Over the past 24 months, 40 hotels with 6,193 rooms have opened. Recent transaction activity includes 28 tracked sales, with notable assets changing hands in Reno, Santa Fe and Jackson Hole. Arizona and Colorado are covered on separate state pages.

Upper midscale projects make up the largest share of the Mountain West pipeline at 29 projects, followed by 21 upscale projects. Upper upscale is close behind with 19 projects and accounts for the largest room total, 6,192 rooms. Three luxury projects are also in the pipeline. Overall, Lodging Development tracks 104 projects totaling 17,449 rooms across the region.

Among the projects currently tracked by Lodging Development, the largest is the 752-room Mandalay Road Resort Hotel, which is in early planning with High Desert Investments. In Las Vegas, Mortenson Development is building the 397-room AC Hotel and Residence Inn Las Vegas Convention Center. In Montana, The Koehler Organization's 181-room Hampton Inn and Home2 Suites Missoula has reached final planning.

Lodging Development has recorded 40 hotel openings totaling 6,193 rooms across the region over the past 24 months. The most recent is the 180-room Canopy Deer Valley, an upscale property in Utah that opened in September 2026. In Idaho, the 296-room AC Hotel and Element Hotel Boise Downtown dual-brand opened in spring 2026. Other summer openings include the Home2 Suites Henderson Union Village and the 143-room Home2 Suites and Tru by Hilton Pleasant Grove Provo North. The Hyatt Place Casper opened in early 2026.

Lodging Development tracked 28 hotel transactions across the Mountain West over the 18-month period ending six months prior to the current date. The region includes both disclosure and non-disclosure states. Pricing data is available for transactions in Nevada, while sale prices in Idaho, Montana, New Mexico, Utah and Wyoming are generally not publicly recorded.

In recent transaction activity, the most significant disclosed sale was the 214-room Renaissance Reno Downtown Hotel and Spa. Noble Investment Group acquired the property for $37,407,500 in early 2026. Elsewhere in the region, Abo Empire acquired La Posada de Santa Fe, a Tribute Portfolio Resort and Spa. BDT and MSD Partners acquired the Four Seasons Resort Jackson Hole, which shows continued investor interest in the region's luxury and upper upscale resort assets.
