Spanning Idaho, Montana, Nevada, New Mexico, Utah, and Wyoming, the Mountain West Region supports a sizable hotel development pipeline alongside steady transaction and opening activity. Lodging Development currently tracks 112 projects totaling 17,371 rooms across these six states, with upper midscale and upscale properties accounting for the largest share of planned development. Over the past two years, 40 hotels have opened regionwide, adding more than 6,200 rooms. Transaction activity has remained consistent, with 27 deals tracked during the most recent 18-month reporting window.

Mountain West Region Hotel Development & Construction Pipeline

The 112 development projects tracked by Lodging Development across the Mountain West Region represent 17,371 rooms at various stages of planning and construction. Upper midscale hotels lead the pipeline with 34 projects, followed by 25 upscale projects and 19 upper upscale developments. Among the projects currently tracked, the AC Hotel and Residence Inn Las Vegas Convention Center stands out at 397 rooms, with Mortenson Development advancing the dual-branded property through final planning. In Utah, Domain Companies is behind the 209-room Kimpton Salt Lake City, also in final planning. Montana is represented by the 181-room Hampton Inn and Home2 Suites Missoula, being developed by The Koehler Organization. Four luxury projects totaling 848 rooms round out the upper end of the pipeline, while the 264-room Broadway Hotel remains in planning with its scale yet to be determined.

Recent Mountain West Region Hotel Openings

Forty hotels totaling 6,201 rooms have opened across Idaho, Montana, Nevada, New Mexico, Utah, and Wyoming over the past 24 months. The most recent addition is the 110-room Splash Canyon Hotel, which opened in early June 2026. The largest recent opening is the 296-room AC Hotel and Element Hotel Boise Downtown, an upscale dual-branded property that debuted in mid-May 2026. Montana welcomed the luxury 92-room One and Only Moonlight Basin in late 2025, while the 100-room Hyatt Place Casper opened in Wyoming in late January 2026. Nevada added the 91-room Home2 Suites Carson City at the start of 2026, and extended-stay options expanded with the ECHO Suites Extended Stay by Wyndham Bozeman, which opened in April 2026.

Because the region encompasses non-disclosure states, individual sale prices are not publicly recorded for most of these deals. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume at approximately $328.7 million over this period. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. Seven of the 27 transactions lacked sufficient pricing or loan data to include in the volume estimate, meaning the true total may be higher. Notable deals include the Sonesta Select Las Vegas Summerlin, acquired by P and S Management Investment Corp., the Hyatt Place Albuquerque/Uptown, purchased by Sun Capital Hotels, and the Courtyard Billings in Montana, acquired by InterMountain Management.
