Large resort projects sit alongside a predominantly upscale and upper-midscale development pipeline in the Dallas-Fort Worth Metroplex metro area. Lodging Development tracks 119 projects totaling 17,494 rooms, with recent openings and ownership changes adding further activity across the market. Officially the Dallas-Fort Worth-Arlington, TX Metropolitan Statistical Area, the market encompasses communities across Collin, Dallas, Denton, Tarrant and surrounding counties. Projects in Allen and Arlington, openings in Irving and Coppell, and transactions involving conference and airport-area hotels illustrate the geographic breadth of the tracked activity.

Upscale and upper-midscale hotels dominate the projects tracked by Lodging Development, with 41 and 28 projects, respectively. The 900-room Kalahari Resort Allen, in early planning with Kalahari Resorts & Conventions, is the largest project in the featured records. Loews Hotels’ 507-room Loews Americana Hotel in Arlington is under construction, while Ashford’s 290-room JW Marriott Resort Craig Ranch remains in planning. That luxury project is notable individually, although just four tracked projects occupy the luxury tier. The 220-room Courtyard | Residence Inn Irving Las Colinas opened in late August 2026, following the 300-room Universal Kids Resort Hotel in July. Both are upscale additions, as is the 143-room Caravan Court, Valencia Hotel Collection, which opened in June. May brought the 138-room Homewood Suites Coppell DFW Airport North, while the 106-room Residence Inn Waxahachie opened in April. These properties are among 37 openings totaling 4,658 rooms tracked by Lodging Development over the past 24 months in the Dallas-Fort Worth Metroplex metro area.

Lodging Development tracked 64 transactions in the Dallas-Fort Worth Metroplex metro area during the 18-month period ending six months before the October 2026 reporting date. Among the notable ownership changes, Highline Hospitality Partners acquired the 397-room Hilton DFW Lakes Executive Conference Center in March 2026. That month also saw Rialto Capital Advisors acquire the 258-room Le Méridien Dallas by the Galleria. Scenic Capital Advisors purchased the 248-room Embassy Suites Dallas Love Field in December 2025.
