The Dallas-Fort Worth metro area, encompassing eleven counties and cities ranging from Fort Worth and Arlington to Frisco, Plano, and McKinney, remains one of the more active hotel markets tracked by Lodging Development. The pipeline currently includes 126 projects totaling 18,746 rooms, spanning the full spectrum of scale segments from economy to luxury. Openings activity has continued at a steady pace over the past two years, while transaction volume across the metro's non-disclosure market reflects sustained investor interest in Metroplex hotel real estate.

Among the 126 projects and 18,746 rooms currently tracked by Lodging Development across the Dallas-Fort Worth metro area, the pipeline is led by the upscale segment, with 43 projects totaling 6,804 rooms, followed by 29 upper midscale projects accounting for 3,322 rooms. Individual projects of note include the 900-room Kalahari Resort Allen, in early planning under Kalahari Resorts & Conventions, and the 507-room Loews Americana Hotel in Arlington, now in construction. A smaller luxury presence is also visible, exemplified by Ashford's 290-room JW Marriott Resort Craig Ranch in final planning, while the 237-room Sandman Hotel & Suites Las Colinas, developed by Northland Properties Corporation, represents the midscale segment.

Lodging Development has tracked 38 hotel openings totaling 4,752 rooms across the Dallas-Fort Worth metro area over the past 24 months. The most recent addition, the 300-room Universal Kids Resort Hotel, opened in early July 2026, followed by the 143-room Caravan Court, Valencia Hotel Collection in June 2026 and the 138-room Homewood Suites Coppell DFW Airport North in mid-May 2026. Additional upscale openings, including the 106-room Residence Inn Waxahachie and the 107-room Cambria Hotel Euless - DFW Airport South, round out a recent wave of activity concentrated in the upscale and upper midscale tiers.

Texas is a non-disclosure state, so Lodging Development tracks transaction counts rather than confirmed sale prices for the Dallas-Fort Worth metro area. Over the 18-month window ending six months ago, 60 hotel transactions were recorded in the metro. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume at approximately $780.8 million over this period, a figure that incorporates values derived from recorded loan amounts using an 80% loan-to-value assumption for the majority of transactions; 17 of the 60 transactions lacked sufficient data to include in this estimate. Notable recent activity includes the sale of Le Méridien Dallas by the Galleria to Rialto Capital Advisors, along with the Embassy Suites Dallas Love Field and NYLO Las Colinas Hotel, Tapestry Collection.
