Dallas-Fort Worth Metroplex Hotel Development, Construction & Transactions

With 129 hotel projects representing more than 19,100 rooms currently in its development pipeline, the Dallas-Fort Worth metro area ranks among the most active hotel construction markets in the country. Spanning eleven counties and dozens of cities from Allen and Frisco to Arlington and Irving, the metro area continues to attract significant investment across multiple scale tiers. Recent openings and steady transaction volume reinforce the market's depth, while several large-scale resort and convention-oriented projects signal long-term confidence in the region's growth trajectory.

Upscale and upper midscale projects dominate the Dallas-Fort Worth development pipeline, combining for 79 of the 129 projects tracked by Lodging Development. Another 18 upper upscale hotels and five luxury properties add higher-tier inventory to the mix. Among the most notable projects currently tracked, the 900-room Kalahari Resort in Allen is in early planning under Kalahari Resorts & Conventions, positioning the northern suburb as a future waterpark resort destination. In Arlington, Loews Hotels has the 507-room Loews Americana Hotel under construction. Ashford is advancing the 290-room JW Marriott Resort Craig Ranch through final planning, while Northland Properties Corporation is planning the 237-room Sandman Hotel & Suites in Las Colinas. Together, these projects represent a pipeline totaling approximately 19,103 rooms across the metro area.

Over the past 24 months, 38 hotels totaling 4,914 rooms have opened across the Dallas-Fort Worth metro area. The 300-room Universal Kids Resort Hotel, an unaffiliated upscale property, opened in early July 2026. In June, the 143-room Caravan Court joined the Valencia Hotel Collection, and the 138-room Homewood Suites Coppell opened near DFW Airport in May. Earlier in 2026, the Cambria Hotel in Euless and a Holiday Inn Express in the same city added upscale and upper midscale inventory near the airport corridor. The 205-room Sandman Signature in Las Colinas, which opened in late 2025, was among the larger recent deliveries.

Lodging Development tracked 61 hotel transactions across the Dallas-Fort Worth metro area during the 18-month period ending in January 2026. As Texas is a non-disclosure state, individual sale prices are not publicly recorded. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in the Dallas-Fort Worth metro area at approximately $805 million over this period. This figure incorporates values derived from recorded loan amounts, applying an 80% loan-to-value ratio based on national hotel transaction data. Sixteen of the 61 transactions lacked sufficient data to include in the volume estimate, suggesting actual market activity may be higher. Notable transactions include the Embassy Suites Dallas Love Field, acquired by Scenic Capital Advisors, and the 426-room Hotel Dax Addison, purchased by Centurion American Development Group.
