The Austin metro area — encompassing Travis, Williamson, Hays, Bastrop, and Caldwell counties — continues to attract substantial hotel investment across a wide range of project scales and submarkets. Lodging Development currently tracks 43 development projects totaling 7,908 rooms, alongside 19 recent openings and 16 transactions recorded over the past 18 months. Activity extends well beyond Austin's urban core, reaching communities such as Round Rock, Georgetown, Cedar Park, San Marcos, Kyle, and Taylor, reflecting the metro area's broad geographic growth.

Austin Metro Hotel Development & Construction Pipeline

Among the projects currently tracked by Lodging Development, the largest by room count is the 1,000-room Circuit of the Americas Hotel & Convention Center, an unaffiliated property in final planning being developed by RIDA Development Corp. Also under construction is the 258-room Hotel Trinity, Autograph Collection, developed by White Lodging Services Corp., and the 252-room 1 Hotel Austin Waterline, a luxury property being developed by Lincoln Property Company. Friend Development Group's 237-room Braker Point Hotel rounds out the notable large-scale projects in the pipeline.

The pipeline's composition skews toward upper midscale properties, which account for 13 of the 43 projects tracked. Upscale and upper upscale projects contribute an additional 15 combined, while nine projects remain at an undetermined scale, collectively representing nearly 3,000 rooms.

Over the past 24 months, Lodging Development has recorded 19 hotel openings across the Austin metro area, adding a combined 2,153 rooms to the market's inventory. The most recent arrivals include the 115-room Everhome Suites Georgetown, which opened in June 2026, and the 111-room TownePlace Suites Hutto, which opened in May 2026. Earlier in the year, the 124-room Element North Austin Tech Ridge and the 126-room LivAway Suites San Marcos both opened in February 2026. Extended-stay and suite-format hotels have been particularly prominent among recent deliveries, with openings also recorded in suburban communities including Bastrop, Kyle, Taylor, and Round Rock.

This figure is derived entirely from loan data associated with 11 of the 16 transactions; the remaining five lack sufficient data to include in the volume estimate.

Notable transactions include the Homewood Suites Austin-South/Airport, acquired by Lodging Host Hotel Corp. in early 2026, and the Hilton Garden Inn Austin NW/Arboretum, purchased by Rialto Capital Advisors in mid-2025.
