Among the 39 hotel projects currently tracked by Lodging Development in the Austin metro area, representing roughly 6,750 rooms of pipeline activity, the largest by room count is the Circuit of the Americas Hotel & Convention Center, a 1,000-room project from RIDA Development Corp. now in final planning. Also advancing through final planning is the 480-room Embassy Suites | Tempo by Hilton Hotel, developed by Merritt Development Group. Friend Development Group's 237-room Braker Point Hotel Austin and PA Hospitality's 167-room Home2 Suites Austin University District round out a sample of projects spanning multiple scale tiers. Upper midscale and upscale hotels together make up the largest share of the tracked pipeline by project count, with upper upscale projects like the Embassy Suites Tempo appearing as notable but less common additions.

Lodging Development has tracked 19 hotel openings across the Austin metro area over the past 24 months, adding roughly 2,150 rooms to the market. The most recent addition, the 115-room Everhome Suites Georgetown - Austin, opened in mid-2026, closely followed by the 111-room TownePlace Suites Hutto in May. Earlier in the year, the 124-room Element North Austin Tech Ridge opened as one of the period's few upscale entries, joined by extended-stay and economy brands such as LivAway Suites San Marcos and ECHO Suites Round Rock. Recent openings skew toward midscale and extended-stay concepts serving Austin's expanding suburbs.

Lodging Development has tracked 16 hotel transactions in the Austin metro area over the past 18 months. Texas is a non-disclosure state, so individual sale prices are not published; based on documented sale prices and loan data, however, Lodging Development estimates total transaction volume in the Austin metro area at approximately $192.3 million over this period. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. Five of the tracked transactions lacked sufficient data to include in this estimate. Recent activity includes the sales of the Embassy Suites Austin Arboretum to RGB Hospitality, the Homewood Suites Austin-South/Airport to Lodging Host Hotel Corp., and the Hyatt Place Austin/Cedar Park to TA Hampton Group.
