Lodging Development is tracking 73 hotel projects totaling 11,018 rooms, ranging from large-scale resort developments in the Phoenix metro area to extended-stay concepts serving secondary markets. On the transactions side, Arizona has recorded significant deal volume in recent quarters, anchored by institutional-grade assets in downtown Phoenix and resort destinations. Recent openings have added more than 3,300 rooms statewide over the past two years, underscoring continued demand growth across multiple segments.

Arizona Hotel Development & Construction Pipeline

Among the projects currently tracked by Lodging Development, the upscale tier leads Arizona's development pipeline with 26 projects totaling 3,606 rooms, followed by upper midscale (13 projects, 1,562 rooms) and upper upscale (11 projects, 3,053 rooms). Midscale and economy projects account for another 17 developments combined. The single largest project under construction is the VAI Resort, a 1,100-room upper upscale development by VAI Global Development. LaPour Partners is advancing the 240-room dual-branded AC Hotel and Element Phoenix CityNorth, while The North Central Group has the 205-room Moxy Glendale in construction. SkyPlus Developments Corp. is building the 129-room dual-branded Wingate by Wyndham and Hawthorn Suites SkyBridge at the midscale level. In total, Arizona's tracked pipeline spans 73 projects and 11,018 rooms across all scale tiers.

Recent Arizona Hotel Openings

Arizona has seen 26 hotel openings totaling 3,339 rooms over the past 24 months. Among the most notable recent additions is the 277-room dual-branded AC Hotel and Element Phoenix Norterra, an upscale property that opened in late November 2025. The 168-room AC Hotel Scottsdale Old Town followed in early March 2026. Extended-stay products have been prominent, with openings including the WoodSpring Suites Tucson Medical Center (122 rooms) and LivAway Suites properties in Glendale and Tolleson. The Home2 Suites Goodyear Phoenix West (112 rooms) opened in late December 2025, adding upper midscale inventory to the fast-growing West Valley.

Over the 18-month period ending in late 2025, Lodging Development tracked 27 hotel transactions of $10 million and above in Arizona, with documented sale prices totaling approximately $1.44 billion across 22 of those deals. Among the notable transactions, the 1,003-room Sheraton Phoenix Downtown traded in late October 2025, with Brookfield Properties Corp. acquiring the asset. The Embassy Suites Flagstaff, a 119-room upper upscale property, sold for $14.5 million in October 2025 to Baywood Hotels. In the leisure segment, the 102-room Hyatt Place Page / Lake Powell changed hands in December 2025 for $24.3 million, purchased by Ensign Hospitality. The breadth of deal activity across resort, urban, and secondary markets points to continued investor confidence in Arizona's lodging sector.
