Arizona Hotel Development & Construction Pipeline

Among the 79 projects currently tracked by Lodging Development, representing 10,770 rooms statewide, the upscale segment leads the pipeline with 31 projects and 4,110 rooms, followed by upper midscale (15 projects) and midscale (11 projects) development. This mix points to continued builder confidence in branded select-service and extended-stay concepts across Arizona's growth corridors.

Notable projects include the 340-room JW Marriott Phoenix Arizona Center, currently in planning, and the 290-room Hyatt Regency Tucson Downtown, under construction by developer HSL Properties. Common Bond Development Group is advancing the 175-room Courtyard | Residence Inn Phoenix Halo Vista, while Stellar Companies has the 166-room Moxy Tucson Downtown in planning. Extended-stay and economy brands have accounted for much of the recent supply growth, with multiple LivAway Suites properties opening in Tucson, Phoenix-area Surprise, Glendale, and Tolleson, joined by WoodSpring Suites Tucson Medical Center and StudioRes by Marriott Mesa, which opened in early July 2026.

This level of activity underscores continued investor interest in Arizona's hotel assets across both major metros and secondary markets.

Among recent transaction activity, the 102-room Vīb Hotel by Best Western Phoenix-Tempe changed hands for $17 million, acquired by Opal Hospitality, representing one of the more notable deals tracked in the period. Hospitality Capital Partners was also active, acquiring both the Sonesta Select Phoenix Chandler and Sonesta Select Tempe Downtown properties.
