Texas Hotel Development, Construction & Transactions

Texas ranks among the most active hotel development markets in the country, with 278 projects totaling nearly 39,900 rooms currently tracked by Lodging Development. The state's pipeline is concentrated in the upscale and upper-midscale tiers, which together account for more than 160 projects and over 21,500 rooms. Transaction activity has also been substantial, with 142 hotel sales recorded over the most recent 18-month tracking window. Recent openings reflect sustained delivery across the state's major metros and secondary markets alike.

Among the projects currently tracked by Lodging Development, several stand out for their scale and ambition. The 1,000-room Circuit of the Americas Hotel & Convention Center, being developed by RIDA Development Corp., is in the planning stage and would be one of the largest hotel projects in the state. Loews Hotels is advancing the 507-room Loews Americana Hotel in Arlington through final planning, while Merritt Development Group's dual-branded AC Hotel and Moxy Dallas Uptown is under construction with 350 rooms. In San Antonio, Dimension Hospitality has a 301-room JW Marriott on the Riverwalk in the planning phase.

The overall pipeline is led by upscale projects, which account for 92 of the 278 projects tracked, followed by 76 upper-midscale developments. Upper-upscale hotels represent 37 projects and roughly 7,300 rooms, while 12 luxury projects contribute an additional 2,062 rooms. Economy and midscale tiers round out a pipeline that spans every segment of the industry.

Over the past 24 months, Lodging Development has recorded 113 hotel openings across Texas totaling approximately 13,700 rooms. Among the most notable recent arrivals is The Monarch San Antonio, Curio Collection, a 200-room upper-upscale property that opened in early March 2026. A 275-room dual-branded Staybridge Suites and Holiday Inn Express opened in downtown Houston in late April 2026. May 2026 saw the debut of the 138-room Homewood Suites Coppell DFW Airport North and the 111-room TownePlace Suites in Hutto. Deliveries have spanned from smaller-market entries like the 94-room Hampton Inn in Wharton to urban extended-stay products in Austin and Houston.

Lodging Development tracked 142 hotel transactions in Texas over the 18-month period ending in late November 2025. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.7 billion over that period. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. It is worth noting that 44 of the 142 transactions lacked sufficient data to include in the volume estimate, meaning the true total may be higher.

Among the transactions recorded, several upper-upscale assets changed hands in the summer of 2025. The 426-room Hotel Dax Addison was acquired by Centurion American Development Group, while the 337-room Renaissance Dallas North sold to 3H Group. SLTX Capital purchased the 206-room Houston Marriott Energy Corridor during the same period.
