Colorado's hotel development pipeline reflects a state where resort destinations and Front Range urban markets both drive investment. Lodging Development currently tracks 58 projects totaling 7,207 rooms across the state, spanning everything from luxury mountain resorts to select-service hotels near Denver International Airport. Transaction activity has been substantial, with 48 recorded sales of $10 million or more over the most recent 18-month tracking window. Meanwhile, 22 hotels comprising 3,427 rooms have opened statewide over the past 24 months, underscoring continued demand for new supply.

Colorado Hotel Development & Construction Pipeline

Upscale projects lead Colorado's development pipeline, accounting for 20 of the 58 projects tracked by Lodging Development, followed by upper midscale properties with 13 projects and undetermined-scale entries with eight. Upper upscale and economy projects each contribute six to the pipeline, while luxury and midscale round out the mix with two and three projects, respectively.

Among the projects currently tracked, the 600-room Gregory Gulch Resort & Casino stands out as the largest by a wide margin. In planning by G3 Gaming, it would represent a significant upper upscale addition tied to Colorado's gaming corridor. Nor'wood Development Group is advancing the 180-room Catbird Hotel in Colorado Springs at the upscale tier, while Stonebridge Companies has the 150-room Home2 Suites Glenwood Springs in final planning. The 199-room After Sunset Hotel Colorado Springs, being developed by Northgate Properties, is also in planning.

Recent Colorado Hotel Openings

Colorado has seen 22 hotel openings totaling 3,427 rooms over the past 24 months. Among the most notable recent additions, the luxury RockResort at Kindred Keystone opened in mid-January 2026 with 107 rooms, bringing a new high-end option to Summit County. The 54-room All Inn Hotel, an upscale unaffiliated property, opened in April 2026. Earlier in the year, the 175-room Residence Inn Apiary Hotel Belleview Station debuted in mid-February 2026. In late 2025, the 250-room Limelight Boulder opened as an upper upscale entry, while the 243-room SpringHill Suites and TownePlace Suites dual-branded property in Avon opened in mid-2025.

Over the past 18 months, Lodging Development has tracked 48 hotel transactions of $10 million and above across Colorado. Among sales with disclosed pricing, 31 transactions totaled approximately $1.11 billion, reflecting significant investor interest across the state's urban and resort markets.

In recent transaction activity, the Gravity Haus Steamboat sold for $23.5 million in October 2025, highlighting continued buyer appetite for Colorado's mountain resort segment. The 127-room SpringHill Suites Denver West/Golden traded for $24.35 million in September 2025. Also in October 2025, the 120-room Aloft Denver North Westminster sold for $11 million to Swickard Auto Group, a notable cross-industry entry into hotel ownership. An additional 17 transactions in the tracking window either relied on loan-derived pricing or lacked sufficient data for price determination.
