Tennessee's hotel development pipeline reflects strong investment across a range of scale tiers, with several large-format projects advancing in Nashville alongside steady activity in secondary markets statewide. Lodging Development currently tracks 75 projects totaling 13,825 rooms in various stages of planning and construction across the state. Transaction activity over the past 18 months has included 42 deals of $10 million and above, underscoring continued investor appetite for Tennessee hotel assets. Meanwhile, 47 properties totaling 6,404 rooms have opened over the past 24 months, adding new supply from Chattanooga to Tullahoma.

Tennessee Hotel Development & Construction Pipeline

Upscale and upper midscale projects dominate Tennessee's development pipeline, accounting for 20 and 19 projects respectively among the 75 currently tracked by Lodging Development. Upper upscale hotels contribute another 13 projects, while four luxury developments and seven midscale projects round out the active pipeline of 13,825 rooms. Among the largest projects, the 817-room Signia Hilton Nashville Yards, being developed by Southwest Value Partners, is in early planning and would represent one of the state's most significant hotel additions. Dreamscape Companies' 489-room Fifth Third Center Hotel is already in construction. DAC Developments is advancing the 405-room InterContinental Hotel & Residences Nashville through the planning stage, adding a luxury tier entry to the market. In the upscale segment, Herschend Family Entertainment Corp.'s 245-room Songteller Hotel is also under construction.

Recent Hotel Openings in Tennessee

Over the past 24 months, 47 hotels totaling 6,404 rooms have opened across Tennessee. Among the most recent, the 123-room Caption by Hyatt Chattanooga Downtown opened at the end of March 2026, while the 161-room Tempo by Hilton Nashville Midtown debuted in early February 2026. The Waymark, Tapestry Collection, an upper upscale property with 148 rooms, opened at the start of 2026. Late 2025 brought several additions as well, including the 260-room Motto Nashville Downtown in December and the 120-room TownePlace Suites Murfreesboro Clari Park in November. A dual-branded Home2 Suites and Tru by Hilton property in Spring Hill added 159 rooms in early February 2026.

A notable deal during the period was the sale of the 590-room Memphis Riverline Hotel Marriott in November 2025, acquired by Memphis Center City Development Corporation and Carlisle Corp. for $10 million, a figure that suggests a distressed or public-purpose transaction for the upper upscale property. The remaining transactions with disclosed values reflect broader investor interest across the state's hotel markets. An additional 13 transactions recorded loan data but not sale prices, while eight lacked sufficient pricing information for inclusion in volume totals.
