Transaction activity has been substantial, with over $3 billion in recorded hotel sales of $10 million and above during the most recent 18-month tracking window. Recent openings have introduced nearly 8,800 new rooms over the past 24 months, reflecting sustained demand across coastal, urban, and resort submarkets.

California Hotel Development & Construction Pipeline

The upscale tier dominates California's development pipeline, accounting for 84 of the 261 projects tracked by Lodging Development and totaling 11,869 rooms. Upper midscale projects follow with 63 properties and 7,350 rooms, while 38 upper upscale developments contribute another 7,175 rooms. A smaller but notable group of eight luxury projects adds 1,931 rooms to the statewide count.

Among the projects currently tracked by Lodging Development, the dual-branded Hyatt Place and Hyatt House San Diego Downtown stands out as the largest, with 560 rooms in final planning by developer J Street Space. The 320-room ocVibe Hotel, Autograph Collection, developed by OC Sports & Entertainment, is also in final planning and will anchor a major mixed-use entertainment district in Anaheim. Jade Enterprises is behind the 300-room dual-branded Hampton Inn and Homewood Suites South Park Towers in early planning, while the 154-room SilverRock Resort, a luxury project from Turnbridge Equities, is advancing through final planning in the Coachella Valley.

This volume underscores the state's position as a primary destination for institutional hotel investment.

Notable recent transactions include the sale of The Clancy, Autograph Collection, a 410-room upper upscale property in San Francisco acquired by Sixth Street Partners for $115 million in November 2025. That same month, Waterfall Asset Management purchased the 241-room Hotel Per La, Autograph Collection for $54 million. The 190-room Hollywood Grande, Autograph Collection traded in August 2025 to Machine Investment Group at an undisclosed price.
